Job Summary

The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The Maintenance Make Ready-Porter is responsible for preparing vacant apartments for market readiness and maintaining the overall appearance of the property grounds, models, and vacant units.

Duties/Responsibilities

  1. Receive make-ready assignments; gather necessary tools, equipment, and supplies to prepare an apartment for rent.
  2. Clean out the unit for make ready; ensure move-out forms are approved and signed.
  3. Confirm with Property Manager or Maintenance Supervisor regarding items left by previous residents.
  4. Evaluate and shampoo carpets and vinyl; discuss replacement needs with supervisors.
  5. Check appliances and systems; perform minor repairs or contact supervisors for extensive repairs.
  6. Paint interiors and perform light exterior painting; repair holes, caulk, and apply paint as needed.
  7. Repair or replace baseboards, trim, and check doors and windows; re-key locks.
  8. Respond to service calls and perform after-hour duties as required.
  9. Perform pool maintenance and landscape duties, including pressure washing and cleaning.
  10. Maintain grounds, water plants, and keep common areas clean.
  11. Maintain pool chemical levels (Certified Pool Operator Certification required).
  12. Report issues with pools or spas to supervisors.
  13. Distribute newsletters and notices to residents.
  14. Suggest preventative maintenance and report physical problems.
  15. Maintain good relations with employees and residents, follow safety practices, and uphold professionalism.
  16. Perform other duties as assigned to meet community needs.

Skills/Abilities

  1. Experience with make-ready work at residential properties.
  2. Knowledge of housing laws and regulations, including Fair Housing.
  3. Ability to follow instructions and use basic hand tools.
  4. Skills in electrical, plumbing, painting, carpentry, and landscaping.
  5. Understanding of safety procedures.
  6. Ability to assess repairs and perform physical labor (lifting 25+ pounds).
  7. Own industry-specific tools may be required.

Education and Experience

  1. High school diploma/GED preferred.
  2. Good communication and organizational skills.
  3. At least one year of similar experience preferred.
