Job summary

Arcan Capital seeks a Lead Maintenance Technician to maintain and repair apartment communities, responding to resident requests and ensuring safety and quality standards. You will troubleshoot HVAC, plumbing, electrical, carpentry, and other systems across properties.

The role requires strong communication, reliability, and a customer‑focused approach to deliver a high level of service while coordinating with the Maintenance Supervisor and vendors. A valid driver’s license may be required.

Qualifications

• Must be at least 18 years old.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
• Strong customer service skills with a passion for assisting residents.
• Excellent communication, problem-solving, and interpersonal abilities.
• Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
• Detail-oriented with strong organizational and time management skills.
• Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.

Responsibilities

• Prepares Market Ready apartments, including painting, carpet repairs, cleaning and general repairs.
• Perform routine interior and exterior maintenance; may include painting, snow/ice removal, gutter cleaning, changing filters, etc.
• Repair on community equipment; plumbing, lighting, A/C, electrical, carpentry, and mechanical work.
• Respond to resident and staff maintenance requests promptly and professionally.
• Report maintenance concerns on vacant units, models, common areas, equipment malfunctions and hazards to supervisor.
• Maintain resident privacy and obtain proper authorization before entering units.
• Ensure maintenance items are stored safely to prevent injuries.
• Deliver superior customer service and represent the company professionally.
• Attend in-service training and education sessions as assigned.
• Work with vendors for landscaping, painting asphalt, etc.
• Knowledge of state, local, and federal fair housing laws and OSHA safety requirements.

Lead Maintenance Technician

This position is responsible for responding to resident service requests, troubleshooting maintenance issues, and upholding safety standards, all while fostering a positive living environment. Key Responsibilities

• Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.
• Perform routine interior and exterior community maintenance as scheduled and requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
• Perform routine maintenance and repair on community equipment to include plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair.
• Respond to all repair requests and maintenance concerns from residents and staff in a timely manner and with a professional attitude.
• Reports any maintenance concerns on vacant units, models, common areas, as well as equipment malfunctions, breakdowns and any hazardous conditions to the Maintenance Supervisor in a timely manner.
• Maintain resident privacy and receive proper authority prior to entering resident apartments.
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
• Delivers superior customer service and always represents the company in a professional manner
• Attend in-service training and education sessions, as assigned.

Education & Experience (Preferred but Not Required)

• 3+years of prior maintenance experience.
• HVAC, EPA, and/or CPO certifications are preferred.
• A valid driver’s license and reliable transportation may be required, depending on property needs.
• High school diploma or equivalent is required.
