Job summary

StuartCo in Minnetonka, MN is seeking a professional Maintenance Lead to oversee and perform maintenance operations across our properties. The role leads daily activities, supervises staff, coordinates vendors, and ensures preventive maintenance and repairs meet company standards.

Typical hours are FT40, Monday–Friday, 9:00 am – 5:00 pm, with potential schedule variation. Benefits include health, dental, vision, life, disability cover, 401(k), and PTO.

Qualifications

• High school diploma or equivalent required.
• 4+ years of maintenance experience required.
• Supervisory or leadership experience preferred.
• Special Engineer's License, EPA or CPO certifications preferred.
• Strong knowledge of HVAC, plumbing, and electrical systems.
• Experience managing vendors, budgets, and inventory.

Responsibilities

• Perform routine and emergency maintenance and repairs across building systems.
• Coordinate apartment turns to meet move-in standards.
• Perform preventive maintenance per schedules.
• Oversee exterior maintenance such as roofs and parking areas.
• Lead and supervise maintenance staff and coordinate with caretaking when needed.
• Schedule and supervise outside vendors; manage inventory and budgets.
• Ensure safety regulations and company policies are followed.
• Complete logs and participate in training and meetings.

Deer Ridge and Raspberry Woods townhomes are seeking a professional Full-time Maintenance Lead to join their team in Minnetonka, MN. The Maintenance Lead is responsible for overseeing and performing maintenance operations to ensure properties are safe, functional, and well-maintained. This role leads daily maintenance activities, supervises maintenance staff, coordinates vendor work, and ensures preventive maintenance and repairs are completed in a timely manner and in accordance with company standards. The Maintenance Lead may support multiple properties as needed and plays a key role in resident satisfaction, safety, and operational efficiency.

Working Hours:

Typically, FT40, Monday - Friday, 9:00 am - 5:00 pm. Property office hours may vary from property to property. You may be asked to flex your schedule to meet the demands of the business.

Key Responsibilities

Maintenance Operations & Repairs

• Perform routine and emergency maintenance and repairs, including HVAC, plumbing, electrical, carpentry, appliances, lighting, locks, and general building systems
• Coordinate and complete apartment turns to meet established move-in standards
• Perform preventive maintenance in accordance with established schedules and guidelines
• Conduct exterior maintenance, including roofs, parking lots, garages, pools, and recreational areas (as applicable)
• Support grounds maintenance, including snow removal, trash pickup, and exterior cleanliness

Leadership & Supervision

• Lead and supervise day-to-day activities of maintenance staff and, when applicable, caretaking staff
• Assign work, monitor performance, and support training and development
• Maintain a high standard of customer service and professionalism within the maintenance team

Vendors, Inventory & Compliance

• Schedule, coordinate, and supervise work performed by outside vendors and contractors
• Maintain inventory of maintenance supplies and equipment
• Order supplies and monitor maintenance budgets
• Ensure compliance with company policies and local, state, and federal safety regulations
• Coordinate inspections with police, fire, utilities, and regulatory agencies as required

Administrative & Support Duties

• Complete required logs and paperwork, including preventive maintenance, boiler, and safety logs
• Participate in staff meetings, training sessions, and quarterly maintenance training
• Maintain confidentiality of resident and company information
• Remain flexible and adaptable to changing operational needs
• Perform additional duties and special projects as assigned

Required Qualifications

• High school diploma or equivalent required
• 4+ years of maintenance experience required
