Qualifications

  • Valid driver’s license for work-related travel.
  • Must successfully complete pre-employment requirements.

Responsibilities

  • Perform a variety of skilled maintenance duties including electrical, plumbing, HVAC repairs and boiler inspection.
  • Identify repairs, order materials, distribute supplies, and maintain records and daily work logs.
  • Solicit quotes from vendors and coordinate with contractors and engineers on projects.
  • Maintain inventory of supplies and equipment and ensure safety practices are followed.
  • Plan and lay out work efficiently, notify Facilities Manager of needed repairs or replacements, and attend staff meetings.

Job description

  • Performs a variety of skilled maintenance duties, including but not limited to electrical repairs, plumbing, heating and cooling repairs, inspect boilers, roof top units, cooling towers.
  • Identifies needed repairs, orders and distributes materials and supplies to accomplish duties; receives orders and ensures they are completed, prepares and maintains records and files of reports as required; maintains daily log to ensure required scheduling of work.
  • Solicits quotes or bids from appropriate vendors for materials, supplies and services required for the maintenance, renovation, or new construction of the facilities; coordinates with contractors and engineers on new construction and repair.
  • Maintains inventory of supplies and equipment.
  • Ensures that safety practices are followed and that exposure to injury and hazards are eliminated or minimized to an acceptable level.
  • Performs minor electrical and plumbing repair and maintenance.
  • Plans and lays out work in the most efficient, cost-effective manner.
  • Notifies Facilities Manager of necessary repairs or replacements.
  • Maintains equipment and supplies.
  • Attends and participates in regularly scheduled staff meetings.
  • Ensures work adheres to proper safety procedures.
  • Complies with all property and department policies and procedures.
  • Maintains and assures confidentiality of all departmental matters and records.
  • Remains flexible in working hours as needed to meet deadlines and support organizational needs.
  • Contributes to a team effort to achieve goals and deliver successful outcomes.
  • Executes other tasks and responsibilities as assigned.

The duties of this position are not limited to those set forth above. The incumbent will perform such functions, duties and assignments as directed by supervisor and consistent with ability, background and expertise.

Minimum Qualifications
  • High school diploma/GED.
  • Three (1) years practical experience in construction, building maintenance, water/sewer systems, plumbing, electrical or related experience.
  • Must obtain and maintain CPR, First Aid, and OSHA Safety Certificate within 90 days of hire.
  • Valid driver’s license is required when operating a vehicle for work-related purposes.
  • Must successfully complete pre-employment requirements.

Physical/Emotional Demands, Work Environment, Equipment Usage

Work is generally performed outdoors where incumbent may be exposed to varying temperatures and weather conditions. Some office or indoor work required. Employee may be exposed to hazardous materials; dust, fumes, airborne particles, and/or allergens; infectious disease; excessive noise; and hostile or violent individuals. Work may take place near hazardous/moving equipment or machinery and require the use of protective clothing, equipment, devices or materials. Evening and/or weekend work may be required. Tight time constraints and multiple demands are common. Travel may be required for training, meetings, conferences, presentations, and other events.

Physical/Mental Requirements:

While performing the duties of this job, the employee regularly is required to move throughout the office/complex/site; sit; use hands to finger, handle, or feel; reach with hands and arms; communicate effectively; and lift/move up to 50 pounds. The employee occasionally is required to climb or balance taste or smell; and lift up to 100 pounds. Close vision ability and clarity of vision at long distance are required. Incumbent may sit for extended periods of time. Frequent exposure to dust, fumes, airborne particles and/or allergens; work near hazardous/moving machinery; and areas where the use of protective clothing, equipment, devices, or materials is necessary. Incumbent will occasionally be exposed to hazardous materials; high risk/potentially dangerous situations; excessive; and working with hostile, violent, and/or offensive individuals. Position may cause stress and tension; and require incumbent to quickly change position on issues when presented with better alternatives.
