Job summary

S.L. Nusbaum Realty Co. seeks a Maintenance Manager for our One Central community in Newport News, VA.

You will plan, organize, and direct general maintenance operations to keep residents safe, comfortable, and satisfied, while protecting property assets. The role requires hands-on technical skills, the ability to supervise on-site staff and coordinate with vendors, and valid HVAC/Freon certifications plus a driver’s license. This is a full-time on-site position with competitive benefits.

Qualifications

• Ability to read and write English.
• General mechanical aptitude and hands-on maintenance experience.
• Valid Driver’s License (if operating a vehicle).
• EPA Freon Recovery and HVAC certificates required.

Responsibilities

• Oversees and performs on-site maintenance and repairs including HVAC, plumbing, electrical, carpentry, and grounds.
• Organizes turnover and preventive maintenance work based on work orders.
• Manages supplies, inventory, and purchase orders; ensures safe handling of chemicals.
• Supervises outside contractors and inspects work; enforces quality and safety standards.
• Trains and develops maintenance staff; coordinates scheduling and assignments.
