Maintenance Engineer - Property Management

The Sonnenalp is looking for a skilled and self-motivated SPI Property Management Engineer to help care for and maintain our employee housing properties. This role is essential to creating a safe, comfortable, and well-maintained living environment for our team members.

Wage: $21.00 - $26.00 / hour

Application Deadline: Applications will be accepted until December 15th or until the positions are filled.

Primary Purpose Of Position

The SPI property management engineer is responsible for maintaining and repairing all units, the grounds, and all common areas at each employee housing property.

Essential Duties And Responsibilities
  • Complete work orders assigned by the Employee Housing Manager or other personnel.
  • Work unsupervised off-site, taking the initiative to recognize and complete necessary repairs.
  • Coordinate and oversee projects and tasks, including but not limited to working with contractor’s to get estimates and assisting them as needed.
  • Perform basic landscaping including weed eating and removal, lawn mowing, watering, and additional projects as needed.
  • Maintain common areas, including but not limited to walkways, stairways, parking areas, trash areas, and laundry rooms.
  • Snow removal at employee housing including walkways, stairways, roofs and parking lots (ability to operate Bobcat and other snow removal equipment preferred).
  • Perform apartment maintenance including heat, fireplaces, change light bulbs, repairing light fixtures and switches, bathroom repairs, re-keying locks, make room and mailbox keys.
  • Replace and/or repair adjustments on all doors, windows, locks, light fixtures, and carpentry work.
  • Check and make repairs to all appliances as needed.
  • Know and abide by all Hotel safety and emergency procedures pertaining to fire alarms and safety, ability to locate problem area, assist Authorities as needed.
  • Keep maintenance shop clean and orderly.
  • Keep supplies and parts used regularly in stock and maintain a complete inventory, re-order parts and supplies as necessary.
  • Report possible maintenance issues and safety hazards to Employee Housing Manager.
  • Plan and undertake scheduled maintenance.
  • Carry out quality inspections.
  • Assist with health and safety legislation compliance.
  • Follow up with Employee Housing Manager and tenants concerning progress of work orders.
  • Maintain cleanliness and manage routine maintenance schedules for Engineering vehicle.
  • Assist Employee Housing Manager with move-in and move-out inspections.
  • Perform any further duties as required by the Employee Housing Manager.
Education & Experience
  • High School Diploma or equivalent (GED).
  • Minimum 1-2 years of experience in a hotel or property management Engineering department.
  • Experience in painting, drywall repair, electrical, plumbing, appliance repair, and routine maintenance preferred.
Special Skills & Equipment
  • Basic knowledge of plumbing, electrical systems, and construction required.
  • Ability to work independently and under minimal supervision.
  • Must have a valid Driver’s License and clean driving record.
  • Strong attention to safety.
  • High level of attention to detail.
  • Ability to operate snow removal equipment (bobcat or truck with plow) preferred.
  • HVAC experience preferred.
  • OSHA certification preferred.
  • Must be congenial and able to interact with employees in a friendly and helpful manner.
  • Must be able to work a flexible schedule and assist in the hotel as needed.
Essential Physical Requirements
  • Frequent exposure to dust, dirt, noise, water, and chemicals.
  • Required to work outside in all weather conditions.
  • Must be able to lift, carry, push, and pull material weighing up to 100 lbs.
  • Must be able to work under conditions requiring prolonged standing, lengthy walking, frequent bending, stretching, crawling through tight spaces, and working up to rooftop level.
  • Ability to distinguish colors and symbols.
