Job summary

Position Summary

The primary purpose of this position is to plan, organize, develop, and direct the overall operation of the Maintenance and Housekeeping Departments in accordance with federal, state, and local standards and regulations governing our facilities. The role ensures that the facilities are maintained in a clean, safe, and comfortable manner.

This position reports directly to the Administrator.

Essential Job Functions
  • Ensure all interior fixtures (walls, handrails, call systems, light fixtures, furniture, etc.) are in good repair.
  • Maintain plumbing, electrical, HVAC, and ventilation systems according to established procedures, manufacturer instructions, and applicable laws and regulations.
  • Diagnose and troubleshoot system failures; coordinate licensed service firms under the Administrator’s direction.
  • Respond promptly to emergency repair requests.
  • Maintain the Maintenance Log and perform scheduled tasks:
    • Run emergency generator every 14 days.
    • Check fire alarms, extinguishers, smoke and heat detectors, and sprinkler systems.
    • Check water temperatures daily.
    • Oil and clean fans monthly.
    • Document all service company visits.
    • Check oxygen rooms weekly.
    • Verify call lights daily to monthly.
    • Clean and replace ventilation filters.
  • Ensure exterior maintenance (painting, pipe and duct cleaning, grounds upkeep, workshop cleanliness, proper storage of flammable materials, garbage area cleaning).
  • Oversee general repairs: windows, screens, handrails, furniture legs, door fixtures, wheelchairs, roof, and gutters.
  • Execute preventative maintenance for equipment (mechanical lifts, grease traps, dryers, refrigerators, dishwashers, ice machines, generators, heaters/coolers, vehicles, etc.).
  • Maintain required MSDS records.
  • Practice infection control, safety procedures, and disaster response protocols.
  • Participate in Quality Assurance programs; conduct monthly fire drills, internal disaster drills, and bi‑annual external/mass‑casualty drills.
  • Oversee housekeeping and laundry departments; provide guidance to supervisors/leads and receive reports.

Physical Capacities
  • Move intermittently throughout the workday and stand for extended periods.
  • See and hear adequately (or use prosthetics if needed).
  • Lift and carry up to 50 pounds.
  • Perform frequent crawling, climbing, bending, squatting, twisting, and reaching.
  • Withstand mental and emotional stress associated with an 24‑hour skilled care environment.
Experience & Knowledge
  • High school diploma or GED.
  • Minimum 5 years supervisory experience in a maintenance position, preferably dual housekeeping and maintenance.
  • Knowledge of boilers, compressors, generators, HVAC, PTAC, and other mechanical, electrical, and plumbing systems.
  • Ability to read and interpret blueprints.
  • Familiarity with building codes, OSHA, and safety regulations.
  • Valid driver’s license; daily travel and occasional weekend/after‑hour duties required.
  • Experience using the TELS platform (preferred 3 years).
  • Experience coordinating remodels and large‑scale projects with timelines and budgets.
  • Excellent communication and weekly reporting to Plant Operations Director.
Environmental Conditions

Primarily indoor work with normal temperatures, some noise, occasional fumes or odors, chemical exposure, and potential bloodborne pathogens. Requires coping with the stresses of a 24‑hour skilled care environment, including emergency response, weekend/holiday duty, resident behavior challenges, family interactions, death and dying, and oversight by inspectors and officials.
