A leading company is seeking a Maintenance Director to oversee the Maintenance Department, ensuring compliance with safety regulations and effective maintenance practices. The role involves developing policies, managing staff, and coordinating with other departments. Ideal candidates will have supervisory experience and knowledge of mechanical systems.
Ensure maintenance schedules are followed for respective shifts or areas. Develop and maintain written maintenance policies and procedures. Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities. Coordinate maintenance services with related departments (e.g., Dietary, Nursing, Activities). Assume administrative authority and accountability for the Maintenance Department.
Assist in identifying, evaluating, and classifying routine and job-related maintenance functions, especially those involving potential exposure to blood or body fluids. Inspect storage rooms, workrooms, and utility closets for upkeep and supply control. Participate in facility inspections by government agencies and develop corrective plans for deficiencies.
Oversee outside vendor services to ensure proper completion according to contracts. Conduct regular meetings with maintenance personnel and interdepartmental supervisors to discuss operations, identify problems, and improve services. Review personnel competence and make necessary adjustments. Conduct daily rounds to ensure duties are performed and maintenance needs are met.
Maintain good relationships with other departments, supervise safety and fire protection programs, and ensure safety regulations are followed. Ensure proper handling and storage of hazardous chemicals, maintain MSDSs, and train personnel on hazard recognition and safety measures.
Develop and implement infection control policies and ensure adherence to universal precautions. Train maintenance staff in safety procedures related to blood and body fluid exposure. Conduct periodic equipment checks and monitor supply usage for efficiency. Assist in preparing the maintenance budget and maintain financial records.
Perform weekly inspections to ensure quality control. Maintain confidentiality of resident information and handle emergencies as needed. Ensure proper disposal of medical waste.
Supervisory requirements include a high school diploma or equivalent, at least 3 years of supervisory experience in maintenance, knowledge of mechanical and electrical systems, ability to read blueprints, and familiarity with building codes and safety regulations.
Skills required include decision-making, tactful communication, maintenance of supplies and equipment, willingness to adopt new methods, and basic mathematical and reasoning abilities. Must hold relevant licenses and be capable of physical tasks such as lifting up to 25 pounds. Work environment is typically low to moderate noise, with accommodations available for disabilities.
