Ability to follow instructions and carry out tasks to completion. Utilize good communication skills with residents and staff.Maintain Rights of Residents as set forth by the Department of Health Laws and Regulations.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned with or without reasonable accommodations.Makes repairs on equipment as able or coordinates repairs through outside contractors.Performs or directs others to perform ground maintenance activities such as moving and maintaining lawn, trimming shrubs and trees, removing weeds, raking and disposing of leaves and refuse, shoveling snow from walks.Interprets Company building policies to workers and enforces safety and infection control regulations.Establishes or adjusts work procedures to meet facility schedules.Analyzes and resolves maintenance problems, or assists co-workers in solving maintenance problems.Reviews daily maintenance requests to determine work priorities. Schedules repair, maintenance, and installation of material and equipment to ensure continuous operation.Does maintenance checks on utility systems to provide continuous supply of heat, electric power, gas, air, or water required for operations.Does majority of maintenance and repairs on plumbing, heating and floor coverings.Develops preventative maintenance program.
