Job summary

Beavercreek Post Acute is seeking a Maintenance Director to oversee daily maintenance, ensure Life Safety Code compliance, and coordinate with vendors and inspectors. You will manage the TELS system, prepare for regulatory inspections, and lead a team to maintain safety and quality for residents and staff.

The role requires prior supervisory maintenance experience, knowledge of building systems, and strong budgeting skills.

Qualifications

• Minimum of high school education or equivalent.
• At least 3 years supervisory maintenance experience.
• Experience with boilers, compressors, generators, and building systems.
• Ability to read blueprints.
• Knowledge of building codes and safety regulations.
• Experience budgeting, purchasing, and inventory management.

Responsibilities

• Oversee day‑to‑day maintenance of the facility.
• Complete routine repairs, maintenance, and preventive maintenance.
• Manage the TELS system, inspections, documentation, work orders, and follow‑up.
• Ensure Life Safety Code and fire safety compliance with regulations.
• Perform and document facility inspections, testing, and preventive maintenance.
• Maintain records to support regulatory compliance and survey readiness.
• Coordinate inspections and services for fire alarms, sprinklers, generators, extinguishers, and other systems.
• Work with vendors and inspectors, scheduling services and quotes, coordinating repairs.
• Maintain inventory levels and budget for maintenance supplies and equipment.
• Respond to maintenance requests from residents, employees, and departments.
• Communicate professionally with residents, families, employees, vendors, and visitors.
• Collaborate with nursing, housekeeping, dietary, administration, and other teams.
• Conduct emergency drills and preparedness inspections.

Job description

• Complete routine repairs, maintenance, and preventive maintenance throughout the building and grounds.
• Maintain and manage the facility's TELS system, including required inspections, documentation, work orders, and follow‑up.
• Maintain compliance with Life Safety Code, fire safety requirements, and other applicable federal, state, and local regulations .
• Perform and document required facility inspections, testing, and preventive maintenance.
• Maintain accurate records and documentation to support regulatory compliance and survey readiness.
• Identify maintenance and Life Safety concerns and ensure they are corrected promptly.
• Coordinate required inspections and services related to fire alarms, sprinkler systems, generators, extinguishers, emergency systems, and other building systems.
• Work directly with outside service vendors, contractors, and inspectors, including scheduling services, obtaining quotes, coordinating repairs, and following through to completion.
• Maintain appropriate inventory levels of maintenance supplies, parts, and equipment.
• Order supplies and equipment while remaining within the department's budget.
• Monitor departmental expenses and manage the maintenance budget responsibly.
• Respond promptly to maintenance requests from residents, employees, and other departments.
• Communicate professionally and respectfully with residents, families, employees, vendors, and visitors.
• Work collaboratively with nursing, housekeeping, dietary, administration, and other members of the interdisciplinary team.
• Perform emergency preparedness required drills and inspections.
• Maintain a safe, functional, and welcoming environment for our residents, employees, and visitors.

Qualifications

• Previous maintenance experience is required.
• Previous maintenance experience in a nursing home, skilled nursing facility, or long‑term care setting is strongly preferred.
• Experience with TELS or a similar maintenance and regulatory tracking system.
• Knowledge of Life Safety Code, fire safety, emergency preparedness, and nursing home regulatory requirements .
• Experience preparing for and responding to regulatory inspections and surveys.
• Experience working directly with service vendors, contractors, and inspectors.Experience with budgeting, purchasing, ordering, and inventory management.
• Strong troubleshooting and problem‑solving skills.
• Excellent communication and customer service skills.
• Strong organizational and time‑management abilities with the ability to prioritize multiple needs.
• Ability to work independently and take ownership of the facility's maintenance needs.

We are looking for someone who takes pride in their work, responds to concerns promptly, and understands that good maintenance is also part of providing excellent resident care.

Supervisory Requirements

This position has no supervisory responsibilities.

Qualification

Education and/or Experience

• Must possess, as a minimum, a high school education or its equivalent.
• Must have a minimum of three (3) years of experience in a supervisory capacity in a maintenance/plant‑related position.
• Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
• Must have the ability to read and interpret blueprints.
• Must be knowledgeable in building codes and safety regulations.

• Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.
• Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
• Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas.
