Job summary

HallKeen Management is seeking an experienced Maintenance Director to oversee all maintenance responsibilities for a 120-unit Project Based Section 8 property in Berlin, NH. The successful candidate will manage the maintenance budget, establish a preventative maintenance schedule, and supervise a team of Maintenance Technicians.

Job Description

HallKeen Management has an opening for an experienced and motivated Maintenance Director to oversee all maintenance responsibilities for a 120-unit Project Based Section 8 property located in Berlin, NH.

Responsibilities

• Manage the maintenance budget and oversee vendor contracts.
• Establish and adhere to a preventative maintenance schedule.
• Ensure timely turnover of units and meet turnover time requirements.
• Obtain competitive bids for work needed on site and manage vendor performance.
• Prepare the property for HUD, state, and other regulatory inspections.
• Participate in on‑call emergency rotations after hours and weekends.
• Supervise a staff of Maintenance Technicians and handle day‑to‑day maintenance operations.
• Handle daily service requests, appliance replacements, fixture maintenance, and cosmetic repairs.
• Inspect apartments, buildings, and grounds; replace smoke detectors, circuit breakers, outlets, and perform painting, screen replacement, and snow removal.
• Maintain inventory, collaborate with the Property Manager on budgeting, and perform other duties as needed.

Requirements

• Minimum 5 years of property maintenance experience and prior supervisory experience.
• Strong organizational skills, ability to multi‑task, and results‑driven mindset.
• Experience with residential maintenance software, Microsoft Word, Excel, and email communication.
• Working knowledge of OSHA safety practices, grounds maintenance, plumbing, heating, and electrical systems.
• Ability to work within a budget and take ownership of all maintenance responsibilities.
