Job summary

Five Star Management in Houston, TX is seeking a Maintenance Coordinator to oversee maintenance activities across machinery, equipment and facilities. You will schedule PMs, track uptime, and coordinate repair work to minimize downtime while ensuring safety and quality standards.

Responsibilities include data collection for downtime, PMs, work orders, and costs; develop KPI dashboards; monitor MTBF/MTTR; coordinate with operations, engineering and vendors; participate in Lean/Kaizen initiatives;

Qualifications

  • 3+ years of quality control experience in a manufacturing environment (preferably flexible plastic packaging).
  • High school diploma or equivalent.

Responsibilities

  • Coordinate routine maintenance, repairs, and inspections for machinery, equipment, and building systems if needed.
  • Collect, validate, and maintain maintenance data (downtime, PM, corrective maintenance, work orders, spare parts, costs).
  • Develop and maintain maintenance KPI dashboards and weekly/monthly reports.
  • Monitor compliance, machine availability, MTBF, MTTR, backlog; propose improvements.
  • Conduct inspections and support preventive maintenance; document activities.
  • Participate in Lean, TPM, RCA, Kaizen and other improvement projects.
  • Ensure resources (spare parts, tools) are available; order supplies as needed.
  • Assist in installation of new equipment; ensure proper setup and calibration.
  • Create, assign, and track work orders; ensure timely completion and accurate documentation.
  • Ensure safety policies and local regulations are followed; conduct safety audits.
  • Coordinate with external contractors; monitor vendor performance and contract compliance.
  • Act as liaison between operations and maintenance; troubleshoot via maintenance tools; prioritize tasks; resolve issues.
  • Emergency on-call availability during production hours to support troubleshooting.

The Maintenance Coordinator is responsible for overseeing and coordinating maintenance activities within the organization. This includes machine schedules, ensuring the efficient use of resources, coordinating repair work, and ensuring compliance with safety and quality standards. The role is vital in maintaining the operational efficiency of machinery, equipment, and facilities to reduce downtime and optimize performance.

DESCRIPTION
  • Coordinate the routine maintenance, repairs, and inspections for all machinery, equipment, and building systems if needed.
  • Collect, validate, and maintain all maintenance data, including machine downtime, preventive maintenance (PM), corrective maintenance, work orders, spare parts, and maintenance costs.
  • Develop and maintain maintenance KPI dashboards, Weekly and monthly reports, ensuring the accuracy and completeness of all maintenance performance data.
  • Monitor preventive maintenance compliance, machine availability, MTBF, MTTR, maintenance backlog, and other key performance indicators, providing recommendations for continuous improvement.
  • Conduct regular inspections and follow, support the preventive maintenance of machines, documenting all activities and recommending improvements.
  • Support Continuous Improvement initiatives by participating in Lean, TPM, Root Cause Analysis (RCA), Kaizen, and other projects focused on improving equipment reliability and maintenance performance.
  • Ensure that adequate resources, such as spare parts, tools, and equipment, are available to perform maintenance tasks. Order supplies as needed.
  • Assist in the installation of new equipment, ensuring proper setup, calibration, and functionality.
  • Create, assign, and track work orders for maintenance tasks. Ensure that work is completed promptly, and documentation is accurate.
  • Ensure that all maintenance activities are carried out in compliance with company safety policies and local regulations. Conduct safety audits and inspections as required.
  • Coordinate with external service providers and contractors for specialized maintenance work. Monitor vendor performance and ensure compliance with contracts.
  • Act as a liaison between operations and maintenance teams to troubleshoot problems by using the maintenance communication tools, prioritize tasks, and resolve issues efficiently.
  • Emergency Response: Be available for on-call emergencies during production hours and assist with troubleshooting that may impact production.
COMPETENCIES
  • Strong analytical and problem-solving skills with the ability to interpret maintenance and production data.
  • Advanced proficiency in Microsoft Excel, including Pivot Tables, Power Query, formulas, charts, and data analysis.
  • Safely operate forklifts to load, unload, and transport goods or materials in and out of storage areas and machines.
  • Operate scissor lifts to move equipment and materials to elevated areas, perform maintenance tasks, or access hard-to-reach locations.
  • Excellent organizational and administrative skills with a high level of accuracy and attention to detail.
  • Ability to prepare executive reports, dashboards, and presentations for management.
  • Strong communication skills and the ability to coordinate effectively across Maintenance, Operations, Engineering, Purchasing, and Warehouse teams.
EXPERIENCE
  • 3 + experience in quality control within a manufacturing environment, preferably in flexible plastic packaging.
  • High school diploma or equivalent
PHYSICAL REQUIERMENTS
  • Ability to stand for long periods, lift up to 50 pounds, and perform repetitive tasks.
WORKING CONDITIONS
  • Work is performed primarily on the manufacturing floor, which may involve exposure to loud noises, machinery, high temperatures and chemicals.
  • Use of personal protective equipment (PPE) is required.
  • Need to have own transportation to visit more than one facility during the day.
