Position

The Maintenance Assistant is responsible to assist the Maintenance Director in maintaining the community in good repair at all times, including both the interior and exterior surfaces, fixtures and mechanical systems.

Reporting

This position is responsible to the Maintenance Director.

Essential Job Functions
  • Maintain all interior fixtures in good repair including walls, woodwork, handrails, nurse call systems, light fixtures, furniture, etc., in accordance with established procedures.
  • Maintain plumbing, electrical, heating, ventilation and air conditioning systems according to established procedures, manufacturer’s instructions and county, state, and federal laws and regulations.
  • Troubleshoot failures in plumbing, electrical, heating or air conditioning systems and obtain the services of licensed service firms under direction from the Maintenance Director.
  • Check Maintenance Log, routinely and promptly repair and document corrections.
  • Respond promptly to emergency repair requests.
  • Assist the Maintenance Director with keeping the Maintenance Log up to date by completing and noting routine maintenance checks, including:
    • Running the emergency generator (every 14 days)
    • Checking fire alarms, fire extinguishers, smoke and heat detectors and sprinkler systems
    • Checking water temperatures (daily)
    • Checking, oiling and cleaning community fans (monthly)
    • Notation of all service company visits
    • Checking oxygen rooms and/or s systems (weekly)
    • Checking call lights (daily - monthly)
    • Cleaning and replacing filters on ventilation system
  • Keep the exterior of the building in good repair, including:
    • Painting as necessary
    • Semi-annual pipe and duct cleaning
    • Keeping grounds neat and clean
    • Maintain workshop and mechanical room in a neat and clean condition and free from hazards. Ensure that paints and other flammable materials are properly stored
    • Clean garbage cans and refuse area
  • General repair, including fixing:
    • Broken windows and screens
    • Loose handrails or grab bars
    • Loose or wobbly furniture legs
    • Loose door knobs or door fixtures
    • Repair and maintain wheelchairs
    • Periodically inspect and clean roof and gutters and repair same if necessary
  • Assure the preventative maintenance schedule is met and properly recorded:
    • Mechanical patient lifts
    • Grease trap kitchen
    • Dryers and washers
    • Refrigerator and freezers
    • Dishwasher
    • Ice Machines
    • Shower chairs
    • Hair Dryers
    • Shower hoses
    • Suction machines
    • Generator
    • Call System
    • Heating/cooling system
    • Vehicles of community
    • Et Cetera
  • Assist the Maintenance Director in maintaining required Material Safety Data Sheets (MSDS).
  • Practice infection control policies and procedures of the department and community.
  • Practice safety procedures of the department and community.
  • React appropriately to emergencies and disaster situations.
  • Assist Maintenance Director in Quality Assurance Program initiatives.
  • Be courteous, considerate and cooperative when communicating with all community personnel, residents and public.
  • Attend in-service training and other staff meetings as required.
  • Attend and participate in community committee meetings as required.
  • Responsible for or assisting in conducting monthly Fire Drills, Internal Disaster and every six (6) months the External and Mass Casualty Drills.

Physical Capacities
  • Must be able to move intermittently throughout the workday.
  • Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met.
  • Must meet the general health requirements set forth by the policies of this facility which includes an annual TB screening and physical examination.
  • Must be able to stand for extended periods of time.
  • Must be able to lift and carry up to 50 pounds.
  • Frequent crawling, climbing, bending, squatting, twisting and reaching.
  • Must be able to bend, squat, push, stoop and pull.
  • Must be able to cope with the mental and emotional stress of the position.
Environmental Conditions

Primarily inside work, normal temperatures, some noise, occasional fumes/odors, chemical exposure and potential exposure to bloodborne pathogens.

This job cannot be performed without exposure to the stresses associated with an intimate, 24 hour skilled care environment that delivers care and services primarily to disabled and cognitively impaired residents in an aging population. Examples of these stresses include, but are not limited to: emergency health or safety response, weekend and holiday duty, unusual or impaired behavior by residents, family reactions to having a loved one in a nursing home, death and dying, oversight of state surveyors, ombudsmen and federal officials, presence of consultants and attorneys, and variable involvement of medical staff.

Work Experience

1 year experience in at least one of the following fields:

  • General maintenance (institution or building)
  • Carpentry or community construction
  • Plumbing and/or electrical
  • Appliance maintenance
Language Skills
  • Must be able to read, analyze, and interpret common scientific and technical information, and to be easily understood through verbal communication in the English language.
Mathematical Skills
  • Must be able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to perform these operations using units of weight measurement, and volume.
Communication Skills
  • Must have exceptional communication and customer service skills, and be empathetic.
  • Ability to effectively communicate with patients, families, responsible parties, staff and outside resources and agencies.
