Job summary

Triple Crown Senior Living in Jeffersontown, KY, is seeking a Maintenance Assistant to support the maintenance supervisor in keeping the community safe, functional, and welcoming. The role schedules Monday through Friday with on-call responsibilities and starts at $20.00 per hour, ensuring residents live in a well‑maintained, comfortable environment.

You will assist with preventive maintenance, appliance and HVAC upkeep, and repairs, while managing inventory and tools.

Qualifications

• High school diploma or equivalent is required.
• Maintenance experience preferred but not required.
• Ability to lift up to 50 pounds and perform physical tasks.
• Must work well independently and follow policies.

Responsibilities

• Assist in preventive maintenance programs.
• Respond to maintenance orders from residents.
• Assist in turnover of vacant apartments.
• Repair kitchen, housekeeping, and other equipment.
• Maintain heating and air‑conditioning units.
• Inspect and repair walls, ceilings, floors, roofs, and resident apartments.
• Paint as needed.
• Maintain tools, inventory, and repair parts.
• Lubricate motors, fans, pumps, and equipment.
• Inspect central heating and air‑conditioning filters monthly.
• Ensure safety and cleanliness of grounds.

Compensation: Starting at $20.00/hour

We are seeking a dedicated Maintenance Assistant that will assist the maintenance supervisor in maintaining the community grounds. They will ensure all equipment is in good working order to provide a safe, attractive, and enjoyable living environment.

Essential Duties

• Assists in the maintenance of ongoing preventive maintenance programs
• Responds to maintenance orders as placed by residents
• Assists in the turnover of empty apartments so they can be leased in a timely way
• Repairs and maintains kitchen, housekeeping, and mechanical equipment in good working order
• Repairs and maintains heating and air-conditioning units
• Inspect and repair any damage to hallways, walls, ceilings, floors, roofs, and resident apartments and garden homes (as applicable).
• Painting areas as needed
• Maintains all necessary tools and equipment to provide reasonable maintenance
• Maintains inventory security of miscellaneous repair parts and tools
• Lubricates all appliance motors, room exhaust fans, pumps, and miscellaneous equipment per preventive maintenance schedule or as the manufacturer recommends.
• Inspects and repairs sewage lift stations if applicable
• Inspect and change all central heating and air-conditioning filters at least monthly, changing filters on apartment units as needed.

Education/ Experience Requirements

• A high school diploma or equivalent is required
• Previous experience in a maintenance or similar role is preferred but not required
• Excellent organizational, time-management and computer skills
• Understand and uphold the policies and procedures established by Triple Crown Senior Living
• Work independently, maintain confidentiality, professionalism, and be a positive leader
• Demonstrate effective interpersonal skills as well as sound judgment and good decision-making skills
• Maintain good working relationships with residents, co-workers, families, and external customers
• Willingness to perform additional duties as assigned
• Ability to lift, push, or pull 50 pounds and bend, twist, stoop, kneel, and reach and sit for long periods
