Job summary

The Residence at Dania Beach is seeking a dedicated Maintenance Technician to assist with landscaping, minor repairs, and safety-related tasks at an eldercare facility in Florida.

Responsibilities include HVAC and electrical repairs, door/windows maintenance, life safety duties, and routine cleaning of HVAC components. A focus on resident well-being and teamwork is essential.

Qualifications

• High school diploma or GED preferred.
• Experience with commercial maintenance and repair of buildings, plumbing, electrical systems, alarm systems, appliances, and HVAC.
• General construction experience preferred.
• Must read, write, speak and understand English.
• Professionalism in appearance and attitude required.
• Must be able to solve problems and make independent decisions.
• Must genuinely care for the elderly and disabled.
• Ability to interact tactfully with residents, families, visitors, and staff.

Responsibilities

• Assist with landscaping tasks such as mowing, trimming, and planting.
• Maintain lawn care equipment.
• Maintain exterior/interior door locks.
• Clean/repair windows and screens; repaint exterior surfaces as needed.
• Replace burned out light bulbs in all areas.
• Maintain/replace air filters and HVAC components as needed.
• Assist with fire drills and building evacuations.
• Complete life safety code tasks and records.
• Assist with general maintenance of plant operations and safety records.
• Perform safety audits as assigned.
• Repair/maintain handicapped bars in baths.
• Assist with HVAC, electrical, and plumbing repairs.
• Repair or replace light fixtures and ceiling tiles.
• Test water temperatures and record results.
• Repair call systems and alarms.
• Perform preventative maintenance on washers/dryers and related components.
• Ensure fire extinguishers are current and functional.
• Perform minor equipment repairs and carpentry duties.
• Repair walls, caulk, and install drywall.

• Assist with landscaping tasks, mowing, trimming, planting, etc.
• Maintain lawn care equipment.
• Maintain exterior/interior door locks.
• Maintain/repair/clean windows and screens.
• Clean and/or paint exterior surfaces as needed.
• Replace burned out light bulbs in all areas of the facility.
• Clean/change air filters.
• Clean/vacuum refrigerator/freezer coils and compressors.
• Service heating and cooling units according to manufacturer guidelines and facility policies and procedures.
• Assist with fire drills and building evacuations.
• Complete life safety code assignments.
• Assist in maintaining plant operations and life safety records.
• Complete safety audits as assigned.
• Maintain handicapped bars in baths.
• Assist with HVAC, electrical and plumbing repairs.
• Repair/replace light fixtures.
• Test and record water temperatures.
• Repair call systems, cords, call bells, bed alarms, chair alarms.
• Perform commercial washer and dryer preventative maintenance and repairs.
• Ensure fire extinguishers are current and in proper working order.
• Perform minor equipment repair.
• Perform carpentry duties, operate saws, hand tools, etc.
• Repair/remove/replace ceiling tile.
• Repair walls, paint, caulk, strip and stain furniture, repair floor tile, install dry wall.

Requirements:

• High school diploma or GED preferred.
• Experience with commercial maintenance and repair of buildings, plumbing, electrical systems,alarm systems, appliances, commercial stoves, refrigerators, air-conditioning and heating units.
• General construction experience preferred.
• Must be able to read, write, speak and understand the English language.
• Must display professionalism both in appearance and attitude.
• Must possess the ability to solve problems and make independent decisions when circumstances warrant such action.
• Must genuinely care for and understand the elderly and other persons with various disabilities.
• Must possess the ability to deal tactfully with peers, residents, family members, visitors,government agency personnel and the general public.
