Summary

The Maintenance & Facilities Manager is responsible for leading all maintenance, facilities, commissioning and facility support activities during the startup and operational phases of the manufacturing facility. During the initial greenfield startup phase, this role will coordinate equipment installation, commissioning, utility system validation, regulatory inspections, contractor activities and facility readiness activities. As production operations mature, the position will transition toward developing preventive maintenance and reliability programs, equipment reliability initiatives, and long-term facility management strategies.

Essential Duties and Responsibilities
  • Verify equipment readiness, safety compliance, and operational functionality prior to production release.
  • Partner with Engineering, Operations, Safety, and external suppliers to coordinate equipment installations, utility system startup, facility improvements, automation integration, and infrastructure modifications.
  • Lead startup, validation, and operational readiness of facility utility systems including HVAC, compressed air, electrical distribution, fire protection, process cooling, and building management systems.
  • Document facility and equipment turnover, punch-list, and acceptance processes.
  • Serve as primary liaison for local inspectors, code officials, insurance auditors, utilities providers, and regulatory agencies.
  • Ensure all systems comply with local, state, federal, and corporate requirements prior to startup.
  • Manage contractors responsible for equipment installation, utilities, mechanical systems, electrical systems, controls integration, and facility improvements.
  • Oversee contractor safety, scheduling, quality, and project execution to meet startup milestones.
  • Establish and implement maintenance systems including CMMS structure, preventive and predictive maintenance programs, spare parts management, equipment criticality assessments, maintenance procedures, and reliability improvement initiatives as operations mature.
  • Implement and administer the CMMS, including asset hierarchy creation, PM development, and maintenance documentation standards.
  • Build and develop the maintenance organization, including workforce planning, recruiting, training, and succession development.
  • Establish departmental KPIs, maintenance processes, and performance metrics that support startup and production objectives.
  • Manage the department's budget, focusing on cost-effective maintenance solutions, tracking expenditures and identifying opportunities for savings.
  • Ensure full compliance with ISO, OSHA, environmental regulations, local building codes, and all relevant safety standards.
  • Serve as the Security Officer for all company facilities, managing physical security protocols, systems, regular audits, and corrective actions.
  • Lead and manage the maintenance, facilities and custodial teams; providing direction, coaching, training, and conducting performance evaluations.
  • Actively participate in critical or complex projects, providing technical leadership to ensure successful and timely outcomes.
  • Maintain and update maintenance documentation, including digital records, manuals, and the facility asset library.

Education/Experience
  • Bachelor's degree in Engineering, Industrial Technology, Facilities Management, or related field preferred; equivalent technical experience considered.
  • Minimum 3-5 years of leadership experience managing maintenance, facilities, engineering, or technical teams.
  • Strong understanding of mechanical, electrical, pneumatic, HVAC, compressed air, fire protection, and building systems.
  • Experience coordinating contractors, regulatory inspections, and construction-related activities preferred.
  • Experience implementing CMMS systems and maintenance programs preferred.
