Job Description

Position Summary

The Maintenance and Custodial Technician is a hands-on position responsible for maintaining safe, functional, clean, and well-maintained facilities throughout SEEM Educational Collaborative. The position performs routine building maintenance and repairs, preventive maintenance, daytime custodial support, facility setups, and general building support.

SEEM utilizes an outside contractor for routine nighttime cleaning services. The Technician addresses custodial needs that arise during the workday and provides additional cleaning coverage when necessary. As SEEM's primary hands-on maintenance and custodial employee, the Technician works independently to identify and address day-to-day facility needs and coordinates with outside vendors and contractors when specialized expertise is required.

This position does not supervise other employees and does not require any trade licenses or professional certifications.

Qualifications

Education and Experience

• High school diploma or equivalent required.
• Previous custodial, maintenance, building operations, construction, or related experience preferred; experience in an educational, municipal, healthcare, or similar environment is desirable.
• Working knowledge of general cleaning, routine building repairs, and preventive maintenance procedures.
• Basic working knowledge of plumbing, electrical, carpentry, painting, HVAC, and other building systems preferred.
• Ability to identify building and equipment problems and determine when an outside contractor or specialized service provider is needed.
• Experience working with outside vendors and contractors is desirable.
• Basic computer skills, including email and electronic work-order or maintenance tracking systems.
• Valid driver's license and reliable transportation required due to travel between SEEM locations.
• No trade licenses or professional certifications are required for this position.

Knowledge, Skills, and Abilities

The Maintenance and Custodial Technician should possess the knowledge, skills, and ability to:

• Perform routine building maintenance, repairs, custodial cleaning, and sanitation using appropriate methods, equipment, materials, and supplies.
• Troubleshoot basic issues involving plumbing, electrical, HVAC, lighting, furniture, fixtures, doors, locks, and other building components within the employee's knowledge and capabilities.
• Safely and appropriately use hand tools, power tools, custodial equipment, and general maintenance equipment.
• Understand and follow applicable health, safety, environmental, fire, life-safety, and accessibility requirements.
• Work independently, organise and prioritise multiple responsibilities, and respond promptly to unexpected facility needs.
• Communicate clearly and professionally with administrators, employees, students, families, vendors, contractors, and visitors.
• Read and understand work orders, equipment manuals, safety information, and other facility-related materials; maintain accurate maintenance records.
• Demonstrate sound judgement, practical problem-solving, attention to detail, reliability, flexibility, and professionalism.

Essential Duties and Responsibilities

• Custodial Services
  • Monitor the cleanliness and condition of SEEM facilities during the workday and address custodial needs as they arise.
  • Perform cleaning and sanitation as needed in classrooms, offices, restrooms, hallways, entrances, and common areas, including spills, accidents, emergency cleaning, trash removal, and replenishment of restroom supplies.
  • Provide necessary custodial coverage when contracted nighttime cleaning services are unavailable or incomplete and communicate concerns regarding contracted cleaning services to the appropriate administrator.
  • Maintain appropriate inventories of cleaning supplies, paper products, and custodial materials and ensure products are properly labelled, stored, and used.
  • Assist with setup and cleanup for meetings, school activities, professional development, special events, and other functions.
• Building Maintenance and Repairs
  • Perform routine facility inspections and complete routine maintenance and repairs throughout SEEM facilities.
  • Change light bulbs, ceiling tiles, filters, and other routine building components; address basic plumbing issues; perform minor carpentry, painting, patching, furniture assembly, and general repairs.
  • Perform basic troubleshooting of building systems and equipment within the employee's knowledge and capabilities.
  • Identify problems requiring specialised expertise, licensed professionals, or significant repair and report them promptly.
  • Respond to maintenance requests and coordinate building access for outside contractors and service technicians as requested.
• Preventive Maintenance
  • Perform routine preventive maintenance on buildings, equipment, and facility systems within the scope of the position.
  • Maintain a schedule of recurring maintenance activities and conduct periodic visual inspections of facility components and equipment.
  • Identify anticipated repair or replacement needs and assist with scheduling outside contractors for specialised systems and required servicing.
  • Maintain records of preventive maintenance, repairs, equipment servicing, and inspections.
• Safety and Security
  • Monitor facilities for health, safety, security, accessibility, fire, and life-safety concerns and correct hazards that can be safely addressed within the scope of the position.
  • Keep hallways, entrances, exits, stairways and other areas clear, safe, and accessible.
  • Monitor doors, locks, access systems and other security equipment and promptly report concerns.
  • Assist with required inspections, contractor access, emergency preparedness activities and urgent facility situations.
• Grounds and Exterior Maintenance
  • Monitor the exterior condition of SEEM facilities and grounds and perform basic grounds and exterior maintenance as assigned.
  • Keep entrances, walkways and exterior areas clean and free of debris; assist with snow and ice removal and apply ice melt as needed.
  • Report exterior building, parking, drainage, landscaping, or property concerns and coordinate with outside contractors as directed.
• Supplies, Equipment, and Vendor Support
  • Monitor inventory levels for custodial, maintenance, and facility supplies and communicate purchasing or repair needs.
  • Obtain or pick up authorised supplies and materials and assist in obtaining quotes when requested.
  • Receive contractors and service technicians, provide building access and relevant facility information and assist with scheduling and follow-up.
  • Maintain tools, equipment, maintenance materials, and storage areas in an organised, clean and safe condition.
• Facility and Program Support
  • Work collaboratively with SEEM employees to address building needs while minimising disruption to student programming.
  • Move furniture, equipment, supplies and materials and assist with classroom, office, meeting, programme and event setups.
  • Assist with deliveries and distribution of supplies and equipment between SEEM locations.
  • Recognise and support the environmental, accessibility and safety needs of educational programmes serving students with disabilities.
• Recordkeeping and Communication
  • Maintain accurate records of maintenance activities, repairs, inspections, equipment servicing, warranties, service calls, and related facility information as required.
  • Use SEEM's maintenance management, work-order, or other tracking system and follow through on outstanding requests.
  • Provide regular updates regarding significant facility needs, outstanding work, major repairs, expenditures and issues requiring specialised expertise.
  • Immediately communicate urgent health, safety, security or facility concerns to the appropriate administrator.
• Other Responsibilities
  • Travel between SEEM locations to perform custodial, maintenance, repair and facility support activities as needed.
  • Pick up and transport supplies, equipment and materials when necessary.
  • Respond to occasional emergency maintenance and facility needs outside regular working hours.
  • Assist with facility projects and other operational needs and perform other related duties as assigned.

Scope of Maintenance Responsibilities

The Maintenance and Custodial Technician performs routine maintenance and repairs that can be safely completed within the employee's knowledge, experience, and abilities. Work requiring specialised expertise or a licensed professional must be reported to the Director of Finance and Operations and/or Assistant Business Manager, and the Technician may assist with coordinating the appropriate outside contractor or service provider.

Physical Requirements

The Maintenance and Custodial Technician performs physically active work throughout the workday. The employee must be able to perform the essential functions of the position, with or without reasonable accommodation, including:

• Regularly walking, standing, bending, reaching, kneeling, crouching, climbing stairs and safely using ladders and step stools.
• Lifting, carrying, pushing, pulling and moving furniture, equipment, supplies, rubbish and maintenance materials.
• Performing cleaning and maintenance activities for extended periods and operating appropriate custodial, hand, power and maintenance equipment.
• Working indoors and outdoors in varying temperatures and weather conditions and in mechanical rooms, storage areas, utility spaces, classrooms, offices and other facility areas.
• Working with cleaning products and maintenance materials while following applicable safety requirements and responding promptly to urgent facility situations.

Special Requirements

• Must have a valid driver's license, reliable transportation and the ability to travel between SEEM locations during the workday.
• Must be able to pick up and transport supplies, equipment and materials when necessary.
• Must be available for occasional work outside regular business hours, including evenings and weekends, for emergency maintenance, building shutdowns, utility interruptions or contractor work.
• Must comply with applicable SEEM employment, safety, background check and training requirements.
• No trade licences or professional certifications are required for this position.

Employment Expectations

The Maintenance and Custodial Technician is a hands-on, non-supervisory position and serves as a primary resource for the day-to-day physical condition of SEEM facilities. The employee is expected to take initiative in identifying maintenance, custodial, and safety needs; prioritise routine responsibilities; and respond appropriately to unexpected or urgent facility needs.

SEEM utilizes an outside contractor for routine nighttime cleaning. The Technician is not intended to replace the contracted cleaning service but is expected to address daytime cleaning needs and provide necessary coverage when contracted services are unavailable.

The Technician is not expected to perform specialised work requiring a professional or trade licence and must recognise when work requires an outside contractor, specialised service provider or significant expenditure. The successful employee will demonstrate reliability, initiative, flexibility, attention to detail, sound judgement, professionalism, and a strong commitment to maintaining safe, clean, functional and welcoming facilities for SEEM students and staff.
