Job Purpose
The purpose of a Maintenance position is to provide overall community groundskeeping and maintenance, as well as perform repairs as needed to all community‑owned homes and lots. Maintenance employees must uphold the UMH standards for professionalism, quality and safety in all work performed.
Job Duties
- Drive UMH vehicles through the community daily to inspect all common areas.
- Record violations observed during daily inspections.
- Repair and maintain community‑owned homes and lots.
- Maintain community grounds, including mowing lawns, weed eating, removing leaves and debris, plowing snow, and shoveling sidewalks.
- Keep work areas clean and safe; dispose of trash and waste in approved containers and wipe up spills immediately; store equipment and tools properly. Keep aisles, exits, fire extinguishers, emergency equipment, electrical breakers, controls and switches clear of obstructions.
- Ensure that all company vehicles and equipment are maintained and serviced regularly.
- Take daily readings from the water plant and inspect pump stations, well‑houses and treatment plants where required.
- Keep a log of all work performed in the community.
- Complete periodic training to safely work with hazardous chemicals.
- Safely operate a variety of power tools and hand tools and use heavy equipment where necessary.
- Follow lockout procedures for energy‑isolating devices during maintenance or servicing of machines or equipment.
- Communicate professionally and respectfully with coworkers, managers and community residents.
- Assist with new home installations, including connecting sewer and water lines, affixing skirting, and building/installing decks, as needed.
- Perform any additional responsibilities necessary to fulfill the duties of the position or as assigned.
Physical Requirements
- Stand for the majority of the workday.
- Frequently lift objects over 20 pounds.
- Occasionally kneel, crawl, or work under homes as required.
- Use power tools and hand tools.
- Use heavy equipment and move heavy items.
Work Environment
- Work both indoors and outdoors.
- Exposure to elements such as varying climates, uneven terrain, insects, and animals.
Work Schedule
- Full‑time schedule, Monday through Friday; approximately 40 hours per week.
- Overtime work is required and may be assigned on a regular basis or on a rotating schedule depending on community staffing and needs.
- Overtime may be required on weekends and holidays.
- Overtime responsibilities include answering incoming calls from residents or coworkers, assessing and responding to emergencies (e.g., emergency repairs, water leaks, snow plowing). In‑person attendance is essential.
Job Classification
This is a non‑exempt position under the Fair Labor Standards Act.
Required Qualifications
- Valid driver’s license with a safe driving record.
- Broad experience in home repairs, general plumbing, grounds maintenance and operation of heavy equipment.
- Snow plow experience.
- Ability to prioritize safety in all job duties and attend periodic safety trainings assigned by UMH Properties.
- Strong time‑management skills.
- Ability to work independently and as part of a team to complete job duties.
