Job summary

Emerge Market is seeking a Maintenance Associate to keep a hotel property clean, safe, and well-maintained, maximizing guest satisfaction within budget. You will inspect operating systems, perform preventive maintenance on HVAC, plumbing, and electrical systems, manage supplies, and coordinate with the general manager on outside contractors when needed.

Responsibilities

  • Assists all guests in a professional and courteous manner.
  • Performs duties in a cost-effective way within budget.
  • Inspects hotel operating systems to ensure proper, efficient, and safe operation.
  • Responds promptly to guest problems and informs relevant parties when resolved.
  • Performs maintenance and repairs of mechanical/electrical, HVAC, refrigeration, plumbing systems, and building components; advises on outside contractors as needed.
  • Maintains grounds, landscaping, and parking areas.
  • Performs RPM schedule to meet brand standards for guest rooms.
  • Performs painting, carpentry, plumbing, carpet cleaning, and other tasks as needed.
  • Maintains inventories of supplies and ensures adequate quality and quantity.
  • Keeps storage areas, shops, and mechanical areas clean, safe, and secure.
  • Gains working knowledge of the property to respond to guest questions.
  • Follows hotel safety and security procedures for a safe environment for staff and guests.
  • Keeps supervisor informed of significant issues for prompt corrective action.
  • Performs other duties as assigned.

JOB SUMMARY

The Maintenance associate’s primary responsibility is to provide an attractive, clean, safe and well-maintained property, using a systematic approach that maximizes guest satisfaction and remains within the established budgetary guidelines. The Maintenance associate is responsible for and/or may assist with the maintenance, repair, refurbishment, renovation and general upkeep of the property.

SKILLS & KNOWLEDGE
  • Must have the ability to provide professional and courteous guest service.
  • Must have good time management skills and the ability to work with minimal supervision.
  • Must have good organizational skills and strong attention to detail.
  • Must have the ability to understand and follow verbal/written instructions and communicate both verbally and in writing.
  • Must have general mechanical/electrical knowledge and the ability to work with HVAC, refrigeration, and plumbing systems.
  • Must have the ability to prioritize work and perform duties with little to no disruption to the guests.
  • Must have the ability to work with and operate small equipment.
  • Must be willing to obtain CPO certification following hire if required.
  • Previous maintenance experience is preferred, but not required.
ESSENTIAL FUNCTIONS
  • Assists all guests in a professional and courteous manner.
  • Performs job duties and responsibilities in a cost-effective manner and within budgetary guidelines.
  • Inspects all operating systems and components of the hotel to ensure they are operating properly, efficiently and safely.
  • Promptly responds to reports of guest problems or concerns and informs the appropriate party when the problem has been resolved.
  • Performs preventative maintenance, repairs, or makes recommendations for repairs, of all mechanical/electrical, HVAC, refrigeration, and plumbing systems, all building components and furniture, fixtures, and equipment. Advises general manager if an outside contractor is needed.
  • Maintains the grounds, landscaping, and parking areas in a clean, safe and attractive manner.
  • Performs “RPM” schedule in a timely manner, ensuring that all elements of the guest room meet brand standards.
  • Performs painting, carpentry, plumbing, carpet cleaning and other tasks on an as needed basis.
  • Procures and maintains an inventory of supplies, taking action as necessary to ensure adequate quantity and quality of products.
  • Maintains all storage areas, shops, and mechanical areas in a clean, safe and secure manner.
  • Acquires working knowledge of the property and all facilities to respond to guest questions effectively.
  • Understands and applies all hotel safety and security procedures as required to maintain a secure and safe environment for employees and guests.
  • Keeps supervisor promptly and fully informed of all problems or unusual matters of significance coming to his/her attention so prompt corrective action can be taken.
  • Performs all other duties as assigned.

PHYSICAL DEMANDS ANALYSIS

Summary

The Maintenance associate works indoors and outdoors on a regular basis. This position requires continuous standing, walking, lifting, carrying, bending and reaching throughout the entire shift. Hazards may include, but are not limited to, slipping and tripping, working with sharp objects and tools, operating equipment and exposure to variable temperatures, weather elements, blood borne pathogens, chemicals.
