GENERAL DESCRIPTION OF POSITION
Assures maintenance of Community, including building exterior and interior, grounds, walkways, driveways, and parking lot. Turns apartments to rent-ready condition in a professional and timely fashion. Performs preventative maintenance duties. Performs emergency preparation and response duties. Performs hazard communication duties.
REQUIRED KNOWLEDGE, SKILLS, ABILITIES & BEHAVIORS
- High school diploma or equivalent.
- Must be 21 years of age.
- Minimum of two (2) years’ verifiable hands‑on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, dry wall repairs, etc. is necessary.
- Ability to perform and/or coordinate emergency building repairs at Hawthorn-managed Communities; includes contacting and contracting subcontractors to complete repairs in conjunction with Hawthorn Regional support.
- Must be able to train Community Management Teams in the operations of emergency systems.
- Experience in the safe handling and use of tools normally used in construction, maintenance and landscaping.
- A valid driver’s license and good driving record are required along with proof of auto insurance.
- Ability to lift up to one hundred (100) pounds.
- Ability to climb a ladder, work at various levels of height, and occasionally crawl in small, confined spaces.
- Ability to work in various weather conditions.
- Ability to work with and provide maintenance repairs for residents of retirement community.

SUPERVISORY RESPONSIBILITIES
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Regular, on‑site, attendance and punctuality is required as scheduled.
- Takes responsibility for maintaining current knowledge of the Hawthorn Senior Living Employee Handbook.
- Adheres to all company policies, procedures and standards.
- Turn apartments to rent‑ready condition in a professional and timely fashion.
- Assures maintenance of Community exterior, including building, lawn, plant and/or flower beds, walkways, driveways, and parking lot, by performing or supervising maintenance tasks or facilitating such performance by outside maintenance services personnel.
- Assures maintenance of Community interior, including resident apartments, common areas, offices, storage rooms, and kitchen, by performing or supervising maintenance tasks or facilitating such performance by outside maintenance services personnel.
- Inspects Community daily so as to promptly address maintenance concerns.
- Monitors Maintenance Log daily so as to promptly address maintenance concerns.
- Performs all duties associated with TELS preventative maintenance program.
- Implements and assures adherence to maintenance programs such as HVAC‑related, carpet‑related, mold‑related, etc.
- Repairs Community equipment or facilitates repair by outside maintenance services personnel, including but not limited to furnaces, air conditioners, HVAC units, water heaters, plumbing systems, kitchen equipment, and appliances.
- When necessary to successfully complete a maintenance task, must have ability to climb a ladder, work at various levels of height, crawl into small, confined spaces and work in various weather conditions.
- Performs other Community maintenance tasks such as carpentry, painting, flooring maintenance, and general repairs.
- Orders maintenance equipment and supplies, equipment parts, etc. under Hawthorn Senior Living guidelines.
- Adheres to maintenance department budget.
- Assists in monitoring capital improvement projects.
- Recommends maintenance related repairs and replacements to the Community Management or Regional Maintenance.
- Performs maintenance tasks for residents (e.g., moving furniture or hanging pictures) as directed by the Community Management Team.
- Assures safe, functional condition of mechanical room.
- Assures all equipment and supplies related to maintenance tasks stored appropriately and safely.
- Performs emergency maintenance services at community on on‑call basis.
- Assists housekeeping employees in deep cleaning of resident apartments according to schedule.
- Assists housekeeping employees in deep cleaning of common areas according to schedule.
- Performs duties associated with community emergency preparation and response systems, including but not limited to fire safety, as directed by the Community Management Team.
- Maintains Hazardous Chemical Inventory and Material Safety Data Sheets according to community Hazard Communication Program.
- Conducts certain components of new employee orientation as directed by the Community Management Team.
- Conducts education and training classes for employees as directed by the Community Management Team.
- Effectively interacts with any Hawthorn Regional Maintenance.
- Effectively interacts with any contracted maintenance services personnel.
- Performs other duties as assigned by the Community Management Team.
- Attends education and training classes, including as necessary to fulfill state or provincial regulations.
- Participate in maintenance conference calls.
OTHER JOB DUTIES AND RESPONSIBILITIES
- Performs all work assigned for the agreed‑upon salary, accepting no additional payment or non‑perishable gifts from residents, vendors, or others.
- Use time keeping system to report hours worked on a daily basis, as well as the start and stop times of your meal periods.
- Meets the assigned work requirements of the job.
- Adheres to dress/appearance code. Changes in attire may be dictated by special occasion or weather conditions. If you have questions, check with your Regional Maintenance Person.
- Promotes resident advocacy and demonstrate excellent customer service at all times.
- Serves as a role model for all employees by displaying a responsible, cooperative, and positive attitude.
- Represents the Company and the community in a professional, courteous, and friendly manner when in the public.
- Understands safe and proper chemical use and adheres to safety protocols. This includes using personal protective equipment when necessary.
- Attend education and training classes as necessary to fulfill company training requirements and/or state regulations applicable to the position.
- Maintain personnel, resident, and business proprietary and/or confidential matters/material in strict confidence with management of the company (and/or other company staff as needed).
