Job summary

IMC Property Management is seeking an Onsite Maintenance Associate to maintain day-to-day upkeep, repairs, and cleanliness of the community and its common areas. You will respond to work orders, perform routine and preventative maintenance, and assist in maintaining facilities, amenities, grounds, and equipment.

Working closely with the Community Association Manager (CAM) and IMC management, you will ensure issues are addressed promptly, standards are upheld, and documentation is accurate for

  • Previous maintenance, facilities, construction, property maintenance, or related experience preferred.

Responsibilities

Job Description: Onsite Maintenance Associate
Position Summary

The Onsite Maintenance Associate is responsible for the day-to-day upkeep, repair, cleanliness, safety, and overall appearance of the assigned community and its common areas. This position performs routine and preventative maintenance, responds to work orders, identifies maintenance concerns, and assists in maintaining community facilities, amenities, grounds, and equipment.

The Maintenance Associate works closely with the Community Association Manager (CAM) and IMC management team to ensure maintenance requests are addressed promptly, community standards are maintained, and issues are properly communicated and documented.

Essential Duties and Responsibilities
  • Perform routine maintenance and repairs throughout the assigned community.
  • Respond to and complete maintenance work orders in a timely and professional manner.
  • Conduct regular inspections of common areas, amenities, buildings, equipment, grounds, and other community property.
  • Identify safety hazards, maintenance concerns, property damage, and items requiring repair or replacement.
  • Perform preventative maintenance to help protect community assets and reduce future repair costs.
  • Perform general repairs involving plumbing, electrical, carpentry, drywall, painting, fixtures, doors, gates, fences, lighting, and other areas within the employee's skill level.
  • Assist with maintenance and upkeep of pools, recreational facilities, irrigation systems, gates, sidewalks, landscaping-related items, and other community amenities as assigned.
  • Maintain the cleanliness and appearance of maintenance areas, equipment rooms, storage areas, and workspaces.
  • Properly use and maintain company- or community-provided tools and equipment.
  • Monitor maintenance supplies and notify the CAM or management when supplies need to be replenished.
  • Maintain accurate records of completed work, materials used, repairs needed, and outstanding work orders.
  • Photograph and document significant maintenance issues when appropriate.
  • Communicate maintenance concerns and recommendations to the CAM or appropriate member of management.
  • Assist outside contractors and vendors with access to the property when requested.
  • Coordinate with vendors as directed by the CAM or management team.
  • Assist with emergency maintenance situations and take appropriate immediate action when necessary to protect people and property.
  • Maintain professional and courteous communication with homeowners, residents, Board members, vendors, coworkers, and management.
  • Follow all IMC policies, procedures, safety requirements, and community-specific rules.
  • Use appropriate personal protective equipment and follow safe work practices.
  • Maintain appropriate confidentiality regarding community, homeowner, employee, and company information.
  • Perform other duties as assigned by IMC management.
Authority and Communication

The Onsite Maintenance Associate is responsible for completing assigned maintenance duties and communicating maintenance needs to the CAM and management team.

The Maintenance Associate does not independently authorize significant expenditures, hire vendors, make commitments on behalf of the association, or make management decisions unless specifically authorized by IMC management.

Maintenance concerns requiring additional resources, specialized contractors, Board approval, or significant expense should be communicated to the CAM for direction.

Customer Service Expectations

The Maintenance Associate represents IMC while working within the community and is expected to:

  • Treat homeowners, residents, Board members, vendors, and coworkers respectfully and professionally.
  • Maintain a positive and helpful attitude.
  • Avoid arguments or confrontations with homeowners or residents.
  • Refer complaints, disputes, or management-related questions to the CAM.
  • Protect the privacy and confidentiality of homeowners and community information.
  • Maintain a professional appearance while on duty.
  • Keep the CAM informed of significant issues or recurring concerns.
Safety Responsibilities

The Maintenance Associate is expected to perform all duties safely and in accordance with applicable laws, company policies, manufacturer instructions, and community requirements.

Responsibilities include:

  • Using appropriate safety equipment.
  • Following proper procedures when using tools, machinery, chemicals, ladders, and other equipment.
  • Immediately reporting unsafe conditions, accidents, injuries, or property damage.
  • Properly storing tools, chemicals, and equipment.
  • Never performing work outside the employee's training, qualifications, or authorization.
  • Following applicable pool, electrical, chemical, and other safety requirements.
Qualifications

Required:

  • Previous maintenance, facilities, construction, property maintenance, or related experience preferred.
  • Basic knowledge of general building and property upkeep.
  • Ability to safely use common hand and power tools.
  • Ability to communicate effectively with management and community residents.
  • Ability to work independently while following direction from management.
  • Dependable attendance and punctuality.
  • Valid driver's license if required for the position.

Preferred:

  • Experience working in HOA, condominium, apartment, commercial, or residential property maintenance.
  • Knowledge of plumbing, electrical, HVAC, irrigation, pool maintenance, carpentry, painting, or general construction.
  • Relevant licenses, certifications, or trade experience.
Physical Requirements

This position may require:

  • Standing and walking for extended periods.
  • Bending, kneeling, stooping, reaching, and climbing.
  • Lifting and carrying maintenance materials and equipment.
  • Operating hand and power tools.
  • Working outdoors in varying weather conditions.
  • Working in confined or elevated areas when properly trained and equipped.
  • Performing repetitive physical tasks as required by the position.
Work Environment

The position is primarily performed onsite within an assigned community and may involve both indoor and outdoor work. The employee may be exposed to heat, cold, rain, dust, noise, chemicals, machinery, uneven surfaces, and other conditions commonly associated with property upkeep.
