Job summary

Cypress Glen in North Carolina is seeking a Maintenance Technician to perform HVAC, plumbing, and related building maintenance tasks.

The role requires 3–5 years of experience, the ability to follow written and oral instructions, and a valid NC driver's license with CDL passenger endorsement. The on-site position includes on-call duties, safety compliance, and completing maintenance documentation.

Qualifications

• Three to five years of HVAC and plumbing maintenance experience.
• Must be 18 years or older and able to follow instructions.
• Valid North Carolina Driver's License and CDL with passenger endorsement.

Responsibilities

• Assess and repair equipment at the main building energy center including chillers and boilers.
• Perform preventive maintenance on HVAC systems and coil cleaning and filter changes.
• Perform basic plumbing repairs and install fixtures.
• Maintain required documentation related to building operations.
• Attend monthly in-service education programs and be on call for emergencies.
• Ensure safety compliance with codes and regulations.
• Maintain exterior grounds and snow removal.
• Serve as First Responder and provide basic first aid.
• Adhere to HIPAA and corporate policies.

Completes work orders to maintain HVAC, and/or Plumbing to include routine servicing, seasonal repairs and changes by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES may include the following. Other duties may be assigned.

• Assess and, when qualified, perform repairs on equipment of the main building energy center, to include chillers, air handlers, actuators, compressors, boilers, water heaters, and the cooling tower.
• Perform scheduled preventive maintenance on all HVAC systems, annual coil cleaning and quarterly filter changes.
• Perform basic plumbing repairs as well as installation of plumbing fixtures i.e. Toilets, faucets, sinks, etc.
• Maintain required documentation related to the maintenance of building operational systems.
• Use established ordering procedures to requisition supplies. Recommend contracted labor to the Team Leader.
• Knowledge and compliance with building codes, life safety codes, and other applicable regulations a plus.
• Attend in-service education programs on a monthly basis.
• On call for emergencies.
• Keep the facility safe and clean.
• Follow established safety rules.
• Maintain the exterior grounds and property as may be required.
• Snow removal.
• Serve as First Responder. Will provide immediate first aide care to residents/employees and visitors in accordance with guidelines of the Heart Saver First Aid Course. (See First Responder Policy)
• Adhere to Corporate Compliance as stated in the Standards of Conduct
• Adhere to HIPAA regulations regarding the Protected Health Information (PHI) of the residents and employees
• Other duties as assigned.

EDUCATION and/or EXPERIENCE

Must be at least 18 years of age, due to exposure to chemicals and potentially hazardous equipment. Three to five years experience. Must be able to follow oral and written 'instructions.

PHYSICAL DEMANDS

While performing the duties of this Job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell due to the life safety and security issues required in this position. The employee is occasionally required to sit. The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

QUALIFICATIONS

Successfully complete and pass competency exam, Heart Saver First Aid Course

Valid North Carolina Drivers License and CDL with a passenger endorsement.

WORK ENVIRONMENT

Well-lighted, well-ventilated building. May work in cramped quarters, stands walks, stoops, kneels, bends, and climbs inside and outside the building. Can be subjected to burns, falls, cuts and bruises. Outside work could be inall kinds of weather conditions. Employees may be exposed to animals (pets) as residents may have pets in their home.

ATTENDANCE REQUIREMENTS

Employees are expected to arrive at work on their scheduled days ready to work at the beginning of their shift. CYPRESS GLEN employees are expected to be part of a team and each team member is critical to getting the work getting done in an efficient and effective manner.

No Call/No Show

An employee who is absent from work without notification (no call/no show) will receive a written warning. A second no call no show will result in termination. Two consecutive days no call/no shows will be considered a voluntary resignation.

Excessive Tardiness

An employee who has excessive tardiness will also be subject to disciplinary action, up to and including termination.

Unexcused Absence

an absence from work without approval from one supervisor and/or without notification (i.e., no-call/no-show, unpaid absence). Tardiness, leaving early or an absence will be determined as unexcused at the discretion of management.

Holiday Pay

All non-exempt staff will be paid double time for working any of the six established holidays. However, holiday pay will only be granted if an employee works their scheduled day before and after the holiday.
