Job summary

ACC Management Group seeks a full-time Certification Specialist to support a Madison property and ensure compliant, accurate LIHTC/Section 42 files. You’ll work with the Community Manager and Compliance Specialist to meet deadlines, determine eligibility, and maintain audit-ready records.

Travel between properties may be required. Ideal candidates have 2+ years in affordable housing compliance, COS/HCCP a plus, and strong communication.

Qualifications

• Minimum of 2 years in affordable housing compliance (Section 42/LIHTC preferred).
• COS and/or HCCP certifications a plus — we’ll help you earn it!
• Proficiency with OneSite, Outlook, Word, and Excel.
• Sharp communication and the independence to own a busy certification season.

Responsibilities

• Process certifications and recertifications for LIHTC/Section 42 — verifications complete, files accurate.
• Collaborate with Community Managers and Compliance Specialist to meet deadlines.
• Determine applicant eligibility and keep applicants informed.
• Perform on-site file audits for state and local agency readiness.
• Handle investor file requests: upload, correct, summarize.
• Coordinate move-in and move-out lease paperwork.
• Safeguard resident files in full compliance with Fair Housing law.
• Welcome residents and prospects — answer questions, tours, and applications.
