Job summary

RangeWater Residential, LLC is seeking a Lifestyle Representative to be the first contact for residents, prospects, and neighbors. You will execute leasing, events, and renewals to drive occupancy and revenue while delivering exceptional service.

The role requires strong customer service, familiarity with property management software, and ability to work a 40-hour week including some weekends. Great benefits and growth opportunities are offered.

Qualifications

  • Education: High School Diploma or GED.
  • Experience preferred: property management and customer service background.
  • Proficiency with basic internet, word processing, spreadsheet and database software.
  • Strong ability to manage leasing activities and resident relations.

Responsibilities

  • Serve as the first point of contact and image ambassador for the community.
  • Execute leasing, renewal strategies, and resident events to meet occupancy goals.
  • Greet, tour, process applications, perform credit and background checks, and prepare leases.
  • Maintain a show-ready lobby and model apartment with daily inspections.
  • Utilize on-site property management software to track traffic and data.
  • Collaborate with marketing and events to drive traffic and referrals.
  • Schedule includes Monday–Friday 9am–6pm, with weekend work as needed.

Job Description

What does this role entail? The Lifestyle Representative Acts as the first point of contact and image ambassador representing the community to residents, neighboring businesses, and prospects to ensure the ultimate level of customer service is maintained. Executes the property's events, marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Creates, promotes, and facilitates all resident events on a scheduled basis.

Essential Roles You Will Play:

People-Focused Understand and exude the Olea brand ‘Four Branches of Wellness’ each day through resident events, social media posts, and all resident interaction. Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls and other face-to-face contacts to finalize decisions to lease and/or renew. Residents should be assisted with service requests by logging into the system and called on their birthday. Residents should also be assisted with any concierge needs (taxi, dinner, laundry, pet services). Uses the on-site property management software application (Entrata, OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents as well as updates published building calendars (Building Link, Active Building, etc.). This includes, but is not limited to, managing all rentable areas (conference rooms, micro-offices, elevators, club room, etc.). Lifestyle Director will also be responsible for the set-up and breakdown of these areas for any events hosted by the community or ownership group. Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations. Ensures that the lobby, property, and show units meet the Company's standards for show quality by daily in person inspections of the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities. Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results by updating the Market Survey, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy. Designs and executes off-site marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (social media, e-mail, and other websites), and following other property-specific marketing plans, drives, and special programs.

Work Hours and Work Environment (may vary by state and location): Schedule:

Schedule: 40 hours in a regular work week.

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
Essential Requirements
  • Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
  • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
  • Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.

Education and Experience:
  • Education: High School Diploma or GED Equivalent
  • Experience Preferred: Property Management and Customer Service background sufficient to manage the day-to-day grounds operation of an apartment community.
Computer Skills:
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Licenses and Certificates Requirements:

Physical Requirements:

Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.

Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.

Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required up for business-related responsibilities.
