Qualifications

  • Active Alabama Title Insurance Agent License required.
  • Minimum 3 years of residential title, escrow, or closing experience.
  • Strong knowledge of Alabama real estate transactions, title insurance, escrow procedures, and closing requirements.
  • Experience reviewing title commitments and resolving title defects.
  • Ability to manage multiple transactions and deadlines while maintaining accuracy.
  • Excellent organizational, communication, and customer service skills.
  • Demonstrated ability to work independently with limited supervision.
  • Proficiency with title production software and Microsoft Office applications.

Responsibilities

  • Manage residential real estate transactions from contract receipt through closing and final policy issuance.
  • Review title commitments, searches, surveys, and related documents to identify and address title issues.
  • Resolve title defects, liens, encumbrances, easements, and other matters impacting clear title.
  • Conduct residential real estate closings and ensure all required documentation is executed properly.
  • Issue title commitments, title insurance policies, endorsements, and related documents in compliance with underwriter guidelines.
  • Coordinate with lenders and builders to facilitate timely closings.
  • Manage escrow funds and ensure accurate receipt, balancing, and disbursement of funds.
  • Maintain complete and accurate transaction files in accordance with company, underwriter, and regulatory requirements.
  • Monitor transaction timelines and proactively address issues that could impact scheduled closings.
  • Serve as the primary representative of Innovative Title in Alabama.
  • Provide regular communication and updates to remote leadership regarding transaction activity, operational matters, and customer needs.
  • Recommend process improvements that enhance operational efficiency and customer experience.

Position Summary

Innovative Title is seeking an experienced Licensed Title Agent to manage residential real estate title transactions throughout Alabama. This role is responsible for overseeing the title and closing process from contract through policy issuance while delivering exceptional service to homebuyers, lenders, builders, attorneys, and real estate professionals. As the primary on-site team member in Alabama, this individual will operate with a high degree of independence and ownership while collaborating regularly with leadership and support teams located remotely. The ideal candidate is a self-starter who thrives in a fast-paced environment, exercises sound judgment, and consistently delivers accurate, timely, and professional service.
