Weidner Apartment Homes is seeking a Leasing Specialist in Phoenix, AZ. The role focuses on leasing and renewal goals, with strong emphasis on price, promotion and presentation of the community.

You will manage daily activities across People, Product, Price and Promotion and provide excellent customer service to residents and prospects. The position requires at least 2 years in property management, strong sales aptitude, and reliable transportation.

Qualifications

• 2+ years of property management experience required.
• Prior customer service experience required.
• Must have access to personal vehicle and/or reliable transportation.

Responsibilities

• Walk marketing tour path, open target viewing apartments, ensure clean and rent ready apartments, model homes and community amenities.
• Effectively coordinate daily activities through the management of People, Product, Price and Promotion.
• Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance.
• Manage effectiveness of mini model items, placement, and presentation.
• Manage the timely responses of resident and prospective resident calls and emails; Monitor and verify traffic in queue is responded to daily.
• Respond to resident and prospective resident calls and emails promptly in the morning.
• Answer incoming calls, convert phone calls into walk in traffic, set viewing appointments; Ensure all leasing traffic is recorded and input daily.

Position Summary:

As a Leasing Specialist, you have a genuine interest in building positive connections and have an exceedingly strong aptitude for sales and marketing. This role is for responsible for understanding, executing and achieving the leasing and renewal goals for their specific community. It is imperative that this position pays particular attention to the price, promotion, and presentation of the community. A successful Leasing Specialist is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Primary Responsibilities:

• Walk marketing tour path, open target viewing apartments, ensure clean and rent ready apartments, model homes and community amenities
• Effectively coordinate daily activities through the management of People, Product, Price and Promotion
• Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance
• Manage effectiveness of mini model items, placement, and presentation

• Tour prospective residents with energy and enthusiasm the Weidner way
• Ensure successful leasing by facilitating the application process at the end of the tour
• Maintains strong competitive leasing closing ratio
• Review and process all applications immediately upon receipt
• Timely and respectful communication with applicants upon receiving results
• Follow Weidner Move In Experience with all approved applicants
• Maintain and follow up on traffic in queue
• Oversee completion of market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies daily
• Maintain in depth knowledge of the community, residents, and competitor properties at all times
• Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy
• Actively manage lease renewals in a timely manner and develop retention program
• Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards

QualificationsQualifications:

• 2+ years of property management experience required
• Prior customer service experienced required
• Complete tasks in a safe and efficient manner
• Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
• Able to give professional directions clearly in person, over the phone, email, and text
• Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
• Yardi and Paycom experience preferred; Willing and able to learn new software programs

• Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times
• Work effectively and cooperatively in a team environment and/or independently

• Working knowledge of English; detail oriented, well organized
