Job summary

Tailwind Group, Inc. is seeking a Leasing Specialist for College Town Fayetteville, AR, a cottage-style student housing community serving University of Arkansas.

The role focuses on sales and marketing strategies to achieve maximum occupancy and delivers high-quality customer service to residents and prospects. The position runs Tuesday–Friday 9:00am–6:00pm and Saturday 9:30am–4:00pm, with occasional nights or weekends.

Qualifications

• Associate degree or equivalent experience in sales/marketing for housing or related field.
• Strong customer service, communication, and sales skills specific to leasing.
• Some knowledge of property management and Fair Housing laws is a plus.

Responsibilities

• Provide high-quality customer service to residents and prospects.
• Assist with marketing efforts on campus and in the community.
• Conduct tours and respond to leasing inquiries.
• Handle calls, drop-ins, and emails professionally.
• Monitor market conditions and maintain curb appeal of the community.
• Support Leasing Manager with social media updates.

The Position:

The Leasing Specialist is primarily responsible for assisting in the sales and marketing strategy for the leasing department to ensure maximum occupancy of the community. A successful Leasing Specialist will provide high-quality customer service to our residents, focus on selling the community to all prospective residents, and understand this role is critical to the reputation of the property.

The Property:

College Town Fayetteville is a cottage-style student housing community in Fayetteville, Arkansas, designed to serve students attending the University of Arkansas. The 231 unit, 670 bed community offers 1, 2, and 4-bedroom units with amenities that include an updated clubhouse, renovated fitness center, resort-style swimming pool, and much more. This is a full-time position working a standard schedule, Tuesday to Friday from 9:00am to 6:00pm and Saturday from 9:30am to 4:00pm. Nights or weekends may be required from time to time dependent on business needs.

The compensation range for this position is $14.50 - $18.08 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties

• Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
• Participate and assist with the execution and development of marketing efforts on campus and in the community, customer appreciation events, and other special events.
• Answer incoming phone calls, drop-ins, and email inquiries professionally and handle them accordingly.
• Act as a lead salesperson when the Leasing Manager is offsite by conducting all tours, responding to leasing inquiries, and completing follow-ups with the prospective residents.
• Be an expert on current market conditions, trends, and local competitors.
• Monitor community, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
• Assist the Leasing Manager with posting updates and communication through social media.

Requirements

• Associate Degree in Sales, Marketing, Business Administration, or related field, and/or one or more years of progressive experience in student housing.

Knowledge, Skills, & Abilities

• Demonstrated ability to work in a growing, fast-paced environment managing multiple projects simultaneously.
• Possess strong administrative, organization, and communication skills.
• Be a self-motivated individual and excel at working in a team environment.
• Understand standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
• Proficiency in all Microsoft Office programs: Excel, Word, PowerPoint, and Outlook.
• Experience with Entrata software is preferred.
