Job summary

Valiant Residential, LLC is seeking a Leasing Manager to promote leasing, retention, and occupancy while delivering outstanding resident service in Austin, TX. You will focus on visitor conversion, qualification, and move-in processes in a fast-paced community setting.

The role requires strong communication, two years in customer service, and the ability to work evenings and weekends. You’ll use Word, Outlook, and Yardi to manage leases, applications, and reporting.

• Fair Housing Certification, willingness to obtain before interacting with prospective residents.
• Demonstrate an ability to support and contribute to the community team.
• Demonstrate strong oral and written communication skills.

Responsibilities

• Greet prospects and qualify by covering all criteria.
• Prepare move-in packages and lease paperwork.
• Record all visits on reports and maintain guest cards.
• Inspect models and communicate service needs to Property Manager.
• Have the prospect complete the application and deposit following procedures.
• Update availability reports and process applications for approvals.
• Assist in monitoring renewals and follow up on notices.
• Monitor advertising effectiveness and gather market information.
• Represent the company professionally at all times.
• Accept rental payments and pass to Assistant Community Manager.
• Input lease information into Yardi accurately and timely.
• Assist management with other duties and implement community policies.

Requirements

• Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
• Must possess a positive attitude and the ability to smile under all circumstances.
• Participate in training to comply with new or existing laws.
• Ability to work a flexible schedule, including evenings and weekends.
• Two (2) years experience in previous relevant customer service.
• Neat, clean, professional throughout the workday and/or whenever present at the community.
• Comply with expectations as demonstrated in the employee handbook.
• Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.

What You’ll Be Doing

• Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.).
• Prepare move-in packages and lease paperwork.
• Immediately record all telephone and in-person visits on appropriate reports. Files own guest cards and maintain them according to established procedures.
• Inspect models and available “market ready”, communicate related service needs to Property Manager.
• Have the prospect complete the application and secure a deposit following SIMC procedures and Fair Housing requirements.
• Update availability reports and process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Property Manager for approval.
• Assist in monitoring renewals. Distribute and follow up on renewal notices.
• Monitor advertising effectiveness. Gather information about market competition in the area and file.
• Professionally represent the company at all times.
• Accept rental payments and give them immediately to the Assistant Community Manager.
• Type lease, complete appropriate paperwork, and input information on the Yardi System accurately and on a timely basis. Review with the Community Manager before obtaining signatures.
• Assist management team with other various tasks as required.
• Consistently implement policies of the community.
