Job summary

The Leasing Manager at Harbor Side at Conwood Flats in downtown Memphis oversees leasing activities, marketing for the property, and social media efforts, while supervising two Leasing Consultants and coordinating with the leasing, marketing and social media teams.

The role requires at least three years of leasing experience at a conventional property, strong communication and customer service skills, and a valid driver's license; experience with Yardi, CRM, and Yieldstar is a plus.

Qualifications

• Strong marketing skills with ability to execute a property marketing plan.
• Experience supervising a leasing team and coordinating with leasing, marketing and social media functions.
• Familiarity with Yardi, CRM platforms, and Yieldstar is a plus.

Responsibilities

• Interviews prospective residents and records information to ascertain needs and qualifications.
• Accompanies prospects to model/vacant apartments and discusses size and layout of rooms, available amenities, and terms of lease.
• Ensures consistent follow-up with prospects and processes applications for approval.
• Responsible for processing lease renewals and mentoring Leasing Consultants.
• Plans and coordinates resident events and oversees marketing and social media postings.
• Walks move-ins prior to the date and ensures readiness.
• Follow up with new residents after move-in and address issues.
• Inspects premises, coordinates maintenance as needed.
• Handles resident notices and maintains positive resident relations.
• Manages all marketing duties including market surveys and social media postings.
• Weekend work may be required.
• Adheres to company policies including Fair Housing and safety.

Fogelman is seeking a professional Leasing Manager at Harbor Side at Conwood Flats located in downtown Memphis. This position will directly supervise 2 Leasing Consultants as well as the Leasing, Marketing, and Social Media for the property. The ideal candidate has at least three years of leasing experience and has managed leasing and marketing at a conventional property. We also prefer strong social media and marketing skills, experience managing renewals, prior experience supervising a leasing team, and can lead overall leasing operations for the property. Summary

The Leasing Manager is responsible for the leasing process with prospective residents, execution of marketing strategies for the property and providing a positive resident experience. Responsibilities include leasing, marketing for the property and social media postings, planning and hosting resident events for the community and maintaining positive resident relations. Supervision of Leasing Consultant may be required.

Essential Duties And Responsibilities

• Interviews prospective residents and records information to ascertain needs and qualifications.
• Accompanies prospects to model/vacant apartments and discusses size and layout of rooms, available amenities, and terms of lease.
• Ensures consistent follow-up with prospects.
• Processes application for approval in compliance with policies and procedures.
• Responsible for processing lease renewals.n
• Mentors and trains Leasing Consultant
• Walks all move-in's prior to the move in date to ensure readiness.
• Follow up with new residents after move in.
• Inspects condition of premises periodically and arranges for necessary maintenance.
• Plans and coordinates resident events.
• Courteous, efficient handling of resident requests and complaints.
• Manage all marketing duties including preparation of market surveys and social media postings
• Assists with sending out all resident notices.
• Weekend work may be required.
• Adhere to all company policies including but not limited to safety and Fair Housing.
• Other job duties as assigned.

Qualifications And Skills

• Experience as a leasing professional
• Up to one year of related experience or training; or equivalent combination of education and experience.
• Experience with virtual and in person community tours is preferred.
• Working knowledge of property management platforms (i.e., Yardi, Entrata, Yieldstar, CRM) preferred.
• Marketing skills with the ability to execute a property marketing plan through outside marketing, social media and resident functions (familiar with the local market) preferred.
• Excellent communication (verbal and written), relationship-building, and customer service skills.
• Depending on the property, a valid driver's license and automobile insurance may be required

ENVIRONMENTAL AND PHYSICAL DEMANDS

• Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
• Frequently lift less than 10 lbs; Occasionally lift over 10 lbs.
• Strong constant finger dexterity with ability to grasp/turn.
• Strong sensory skills such as good eyesight, good hearing; ability to comprehend, speak, write and communicate.
• Work in a variety of conditions, including both indoors and outdoors; noise level is usually moderate.
• Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
