Job description

Leasing Manager

Omninet Capital LLC Houston, Texas, United States

About this position

About Omninet Capital LLC

Omninet Capital is a vertically integrated private real estate investment and property management firm headquartered in Beverly Hills, California. Founded and led by its principals, the firm owns and operates a diversified portfolio of multifamily and commercial assets across the United States, with approximately 300 professionals managing the platform end-to-end — from acquisitions, capital markets, and asset management to property operations, construction, accounting, legal, and technology.

Our edge is operational. Because we underwrite, close, and operate our own assets, every member of the acquisitions team works alongside the people ultimately responsible for executing the business plan. We combine institutional rigor with the speed and conviction of a principal investor, while increasingly leveraging AI and automation to accelerate underwriting, sharpen decision-making, and uncover opportunities others miss.

Job Summary

We are seeking an energetic, polished, and service-oriented Leasing Manager to lead leasing operations and support the overall performance of a multifamily property in Houston, TX. This hands-on role oversees the leasing team, drives occupancy and renewals, manages applications and leases, and ensures an exceptional prospect and resident experience.

The ideal candidate combines strong sales ability with genuine hospitality, attention to detail, and the ability to hold a team accountable in a fast-paced environment.

Responsibilities

Leasing and Team Leadership

  • Supervise, train, and coach Leasing Consultants while ensuring consistent performance, professionalism, and compliance.
  • Monitor leasing activity, lead follow-up, tours, applications, move-ins, move-outs, transfers, and renewals.
  • Drive occupancy, conversion, resident retention, and revenue performance.
  • Maintain current knowledge of availability, pricing, promotions, concessions, policies, and competitors.
  • Ensure CRM queues, guest traffic, leasing files, dashboards, and resident information are accurate and current.

Applications, Leases, and Renewals

  • Guide prospects through tours, applications, screening, approval, lease execution, and move-in.
  • Process applications promptly and verify all required identity, income, rental-history, and screening documentation.
  • Obtain required approvals and ensure leases and resident records are completed accurately in Yardi.
  • Prepare monthly renewal proposals and proactively follow up on upcoming lease expirations.
  • Coordinate resident transfers and ensure applicable charges, deposits, and system updates are completed accurately.

Resident Experience and Property Presentation

  • Ensure every prospect and resident receives a warm, polished, and professional experience.
  • Maintain a clean and tour-ready leasing office, model apartments, amenities, tour routes, and golf carts.
  • Keep refreshments, flowers, welcome materials, and at least 30 completed move-in kits stocked and appropriately presented.
  • Walk ready units and participate in property inspections to ensure move-in, maintenance, and presentation standards are met.
  • Review work orders, coordinate with maintenance, and follow up with residents to confirm satisfaction.
  • Plan monthly resident-retention events and create a monthly community newsletter.

Marketing, Reporting, and Compliance

  • Conduct regular marketing and outreach activities and maintain accurate online listings and community information.
  • Monitor traffic, lead sources, conversion rates, pricing, concessions, delinquency, and market conditions.
  • Partner with property management, maintenance, accounting, vendors, and regional leadership to support operational and financial goals.
  • Maintain accurate leases, resident files, rent rolls, notices, reports, and property information.
  • Ensure compliance with company policies, screening requirements, Fair Housing regulations, and applicable laws.

Qualifications

  • Three or more years of multifamily leasing, property management, sales, hospitality, or customer-service experience.
  • Luxury or Class A multifamily leasing experience strongly preferred.
  • Previous experience supervising or coaching a leasing team preferred.
  • Proven ability to drive leasing activity, close prospects, and improve resident retention.
  • Warm, polished, and hospitality-focused communication style.
  • Strong organization, attention to detail, judgment, and follow-through.
  • Experience with Yardi and Microsoft Office preferred.
  • Knowledge of Fair Housing requirements.
  • High school diploma required; bachelor’s degree preferred.
  • Spanish fluency is a plus.
  • Flexibility to work weekends and other hours based on leasing needs.
