Job summary

Valiant Residential, LLC is seeking a Leasing Consultant responsible for leasing, retention, and occupancy while promoting resident satisfaction. You will create a lasting influence on visitors, prospects, and residents through a customer service focus.

As part of the team, you will greet prospects, prepare move-in packages, and manage lease paperwork. Strong communication skills and Fair Housing compliance are essential to success.

Qualifications

• Experience in working with the public and/or sales.
• Strong verbal and written communication in English.
• Fair Housing Certification or willingness to obtain before interacting with residents.
• Ability to support and contribute to the community team.
• Ability to operate MS Word, MS Outlook, and Yardi System.

Responsibilities

• Greet prospects and qualify by criteria (questions, guest cards, etc.).
• Prepare move-in packages and lease paperwork.
• Record visits on reports; file guest cards per procedures.
• Inspect models and market-ready units; report service needs to Community Manager.
• Process applications, collect deposits, and ensure Fair Housing compliance.
• Update availability, process credit/rental history checks, and route for approval.
• Monitor renewals; distribute and follow up on notices.
• Represent the company professionally at all times.
• Accept rent payments and route to Assistant Community Manager.
• Input lease data into Yardi; review with Community Manager before signatures.
• Support the management team with other tasks as required.
• Enforce community policies consistently.

What You’ll Be Doing

• Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.)
• Prepare move-in packages and lease paperwork.
• Immediately record all telephone and in-person visits on appropriate reports. File your guest cards and maintain them according to established procedures.
• Inspect models and available “market ready” units; communicate related service needs to the Community Manager.
• Have the prospect complete the application and secure a deposit in accordance with Valiant Residential procedures and Fair Housing requirements.
• Update the availability report and process applications for approval (e.g., credit check, rental history, etc.). Submit processed applications to the Community Manager for approval.
• Assist in monitoring renewals. Distribute and follow up on renewal notices.
• Monitor advertising effectiveness. Gather information about market competition in the area and file.
• Professionally represent the company at all times.
• Accept rental payments and give them immediately to the Assistant Community Manager.
• Type lease, complete appropriate paperwork, and input information on the Yardi System accurately and on time. Review with the Community Manager before obtaining signatures.
• Assist the management team with other various tasks as required.
• Consistently implement policies of the community.

Requirements

• Experience in working with the public and/or sales.
• Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus
• Fair Housing Certification, or willingness to obtain before interacting with prospective residents.
• Demonstrate an ability to support and contribute to the community team.
• Demonstrate strong oral and written communication skills.
• Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, and community software.
• Must possess a positive attitude and the ability to smile under all circumstances.
• Participate in training to comply with new or existing laws.
• Ability to work a flexible schedule, including evenings and weekends.
• Two (2) years experience in previous relevant customer service.
• Neat, clean, and professional throughout the workday and/or whenever present in the community.
• Comply with expectations as demonstrated in the employee handbook.
• Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
