Job description

Position Summary

$23/hr. The Leasing Consultant is responsible for responding to inquiries/leads from prospective clients, identifying potential renters, marketing, leasing, and renewing apartment leases in accordance with Company standards and Fair Housing guidelines, and providing excellent customer service. Pay is based on a number of factors and may vary.

Essential Functions
  • Ensure the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
  • Maintain a strong understanding of the community and local market, including competitor specials and floor plans.
  • Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
  • Process lease application paperwork for approval by the CM and prepare new lease contracts.
  • Inspect target and/or show units in advance, preparing them for greeting and touring new prospects.
  • Tour prospects, including vacant or model units and common/amenity areas of the property.
  • Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
  • Understand, utilize, and promote all third-party online leasing programs appropriately.
  • Ensure timely and accurate logging of all prospect information and notifications into Property Management software.
  • Check, respond to, and document community and individual emails, voicemails, and text messages.
  • Stay up to date with all promotion/leasing incentives.
  • Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
  • Post notices to vacate and other community communication, if applicable.
  • Assist with daily community inspections to ensure community policies are being followed and address issues, if applicable.
Minimum Qualifications / Skills
  • Previous experience in a customer-facing/customer service role.
  • Bilingual preferred.
  • Demonstrated sales and closing skills.
  • Excellent organizational and communication skills.
  • Ability to work with a diverse group of people.
  • Where required by law, must have a state leasing license or ability to obtain the required license(s) within the timeframe required by law.
Work Schedule

Monday–Friday (work schedule may vary). Some overtime may be required and ability to work extended hours including “on-call” and/or participate in a rotating “on-call” schedule as needed to meet business needs.

Physical Requirements / Environment
  • Full range of motion with upper and lower body.
  • Continual movement including standing, walking, bending, stooping, crawling, and climbing stairs.
  • Operation of a motor vehicle onsite, if applicable.
  • Exposure to all weather conditions.
  • Lifting at least 20 pounds.
