Job summary

Roundhouse in Boise, Idaho is seeking a Leasing Consultant to greet prospects, conduct tours, and guide applicants from first hello to signed lease. You’ll help maintain occupancy, support marketing initiatives, and ensure a welcoming resident experience across properties.

This is a full-time role with hourly pay and commissions. You’ll handle daily community walks, CRM updates, and notices while staying compliant with Fair Housing guidelines and safety procedures.

Qualifications

• High school diploma or GED required.
• Proficiency in Microsoft Office (Word, Excel, PowerPoint, Teams, Outlook).
• Strong sales and customer-service skills.
• Desire to lead within the community and local area.
• Strong written and verbal communication skills.
• Willingness to travel occasionally between properties.

Responsibilities

• Welcome prospects, answer questions, and verify eligibility as the first point of contact.
• Build strong resident relations by addressing concerns and driving retention.
• Walk the community daily to keep tours, models, amenities, and common areas sharp.
• Prepare and process notices to vacate, renewals, service requests, applications, move-ins/outs, transfers, and roommate changes.
• Hit occupancy, renewals, and turn-time goals, with a rental closing ratio target.
• Manage resident communication channels and keep CRM records up to date.

As a Leasing Consultant, you manage the leasing process from first hello to signed lease, and you help keep current residents happy enough to stay.

What you'll own

You are the front line of the community and the engine behind occupancy. That means you:

• Welcome prospects, answer their questions, and verify eligibility as their first point of contact.
• Build strong resident relations by addressing concerns, ensuring satisfaction, and driving retention.
• Walk the community daily to keep tour paths, models, amenities, and common areas sharp.
• Prepare and process notices to vacate, renewals, service requests, applications, move-ins and outs, transfers, and roommate changes.
• Hit community goals for occupancy, renewals, and turn times, with at least a 35% rental closing ratio.
• Manage resident communication channels and keep accurate CRM records.
• Track local market trends, complete monthly market surveys, and recommend competitive pricing to the Community Manager.
• Support marketing initiatives and flag local opportunities to management.
• Help plan and host resident events and activities.
• Keep resident and vendor files accurate and organized.
• Follow all safety procedures in the Employee Handbook, SOPs, and on-equipment labels.
• Ensure compliance with Fair Housing, safety procedures, and company policy, and represent Roundhouse positively in every interaction.

You take initiative, own your numbers, and make people feel at home from the first tour.

What you bring

• High school diploma or GED.
• Proficiency in Microsoft Office, including Word, Excel, PowerPoint, Teams, and Outlook.
• Strong sales and customer-service skills.
• A strong desire to lead, both in your role and in your local community.
• Strong written and verbal communication skills.
• Willingness to travel occasionally between properties as needed.

A leg up if you have:

• At least two years of sales experience.
• At least one year onsite in multifamily housing.
• Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar CRM tools.
• Spanish fluency.
