Job summary

Core Spaces is seeking a Part-Time Leasing Associate for its BTR community in Fort Worth, TX. You will own the prospect experience, conduct tours, and drive occupancy while delivering hospitality-driven service in line with Core Spaces’ brand standards.

Ideal candidates bring 1+ year in leasing or related fields, strong communication and negotiation abilities, and a solid understanding of lease processes and Fair Housing guidelines.

Responsibilities

Position Overview
The Leasing Associate - BTR - Part Time owns the day-to-day leasing process for the Oxenfree community, working to convert prospects into residents and support the property's leasing and occupancy goals. This role serves as a brand ambassador within the local market, builds and manages a pipeline of prospective residents, and delivers a hospitality-driven prospect and resident experience consistent with Core's brand standards. The Part-Time Leasing Associate partners closely with the Community Manager - BTR and cross-functional teams to support leasing performance, market awareness, and resident satisfaction.

What You Will Do
Leasing & Sales
  • Own the prospect experience from initial inquiry through lease execution and move-in coordination, ensuring timely follow-up and consistent communication throughout the leasing process.
  • Conduct community tours that effectively showcase homes, amenities, and neighborhood features while identifying prospect needs and presenting appropriate housing solutions.
  • Maintain an active prospect pipeline, documenting activity, managing follow-up schedules, and working to convert leads into qualified applicants and signed residents.
  • Utilize established sales techniques to overcome objections, build rapport, and support occupancy goals.
  • Accurately explain lease terms, community policies, pricing, and available promotions to prospective residents.
Marketing & Community Outreach
  • Support local marketing and outreach efforts that increase community visibility and generate qualified traffic.
  • Build relationships with local businesses, employers, schools, and community organizations to promote the community and create referral opportunities.
  • Monitor local market activity, competitor offerings, and customer feedback, sharing relevant insights with community leadership.
  • Assist with resident events, open houses, and other leasing-focused initiatives that strengthen brand awareness and prospect engagement.
Resident Experience & Administrative Support
  • Deliver a hospitality-driven experience that reflects Core Spaces' service standards and brand values.
  • Coordinate prospect-to-resident transitions by assisting with applications, lease documentation, move-in preparation, and resident communication.
  • Maintain accurate records within property management systems, ensuring prospect, applicant, and resident information is current and complete.
  • Execute leasing activities in compliance with Fair Housing requirements and company policies.
  • Escalate resident concerns, prospect issues, or policy exceptions to the Community Manager - BTR as appropriate.
Compliance and Standards
  • Execute all leasing activity, advertising, prospect interactions, application review, and lease execution in strict compliance with Fair Housing laws and all applicable federal, state, and local housing regulations.
  • Ensure all lease files, applications, and prospect records are complete, accurate, and maintained in accordance with company policy and applicable recordkeeping requirements.
  • Consistently deliver an exceptional prospect and resident experience that aligns with Core Spaces’ brand standards from first contact through move-in.
  • Follow established company policies, procedures, and pricing/leasing guidelines when quoting rates, incentives, and lease terms, escalating any requested exceptions to the Community Manager - BTR.
Work Schedule & Physical Demands
  • Must be able to work a full shift and the required work schedule on-site at the assigned property.
  • Must be available for additional hours, including evenings, weekends, on-call shifts, and overtime when necessary.
  • Occasional travel may be necessary as needed. (off-property events, sponsorships, and community outreach)
  • Must be able to lift and move objects up to 50 pounds regularly, as required by the essential functions of the role.
  • Partner with the Community Managers, Community Leasing Managers and Regional teams on special projects and assignments.
  • Frequent standing, walking, bending, stooping, kneeling, reaching, and climbing stairs throughout the workday, including while conducting property tours across the community and grounds.
Ideally, You'll Have
  • 1+ years of experience in leasing, sales, property management, hospitality, or a related customer-facing field, with a proven track record of meeting or exceeding sales and/or occupancy goals.
  • Demonstrated ability to lead by influence—mentoring, training, and motivating peers without formal authority.
  • Strong sales, negotiation, and closing skills, paired with a customer-first mindset and excellent verbal and written communication.
  • High attention to detail and strong organizational skills, with the ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Working knowledge of Fair Housing laws and leasing/compliance best practices.
  • Proficiency in Microsoft Office products and both Windows and Apple operating systems.
  • High school diploma or equivalent required.
You'll Crush It If You Have Experience With
  • BTR leasing, operations, or residential community experience, including supporting tours, resident move-ins, lease administration, and occupancy goals in a single-family rental or build-to-rent setting.
  • Entrata or comparable property management software, with experience entering prospect information, managing leads, tracking follow-up activity, processing applications, and maintaining accurate resident or leasing records.
  • Social media marketing, community outreach, and lead generation initiatives that help build local brand awareness, drive qualified traffic, and support leasing performance within the surrounding market.
  • A high-volume, goal-driven leasing or sales environment where success depends on consistent follow-up, strong customer service, quick response times, and the ability to convert prospects into residents.
