Qualifications

  • May be required to use personal vehicle for business use, therefore, must provide and maintain a valid and appropriate state driver’s license and auto insurance.

Responsibilities

  • Open, refresh, walk through, and close all market-ready units daily, noting and communicating any maintenance needs.
  • Communicate frequently with the Regional Manager regarding property status, maintenance and staff needs, as well as immediate notification of all emergencies and necessary overtime.
  • Meet with potential tenants and provide guided tours of available units, amenities, and pricing.
  • Prepare and ensure all leases and corresponding paperwork are completed, have appropriate signatures, and are uploaded and entered into the system accurately and on a timely basis.
  • Run credit verifications, track all prospective tenants, and follow up on all leads.
  • Maintain accurate records of all community transactions and submit on timely basis, such as, delinquency reports, pre and post-inspections and all other move-in/move-out documents, etc.
  • Properly maintain and store resident files.
  • Collect rents, late fees and other charges, insuring they are completed properly by resident, posted, scanned and deposited on the same day received.
  • Generate and process necessary legal documents in accordance with State and Company guidelines.
  • Respond to emergencies appropriately, in accordance with company policy and procedures, i.e., criminal activity, employee/resident injuries, fires, floods, etc.
  • Support maintenance staff when requested.
  • Complete lease renewals in a timely manner, including pre-lease renewal inspections.
  • Attend weekly/daily office staff meetings.
  • Timely attend to resident concerns and requests to ensure resident satisfaction.
  • Consistently enforce and adhere to the company policies and property rules and regulations.
  • Distribute company and/or community notices as necessary.
  • Represent the company in a professional manner at all times.
  • Maintain the safe and clean appearance of our property, grounds, units, and common areas including, walkways, pool and laundry facilities. This may require picking up litter, wiping down surfaces, vacuuming, sweeping and notifying the appropriate person of any repairs needed.
  • Ensure that all work orders are recorded and communicated appropriately to maintenance.
  • Communicate issues/concerns to Regional Manager and/or Human Resources Director or other member of Executive Management as necessary.
  • Other duties as requested by Management.

SCHEDULE: Tuesday-Saturday 9 am- 6 pm

Pay Rate $23 p/h

POSITION SUMMARY:

Supports the Regional Manager and Maintenance staff with completion of day-to-day activities at property location in the Company’s best interest to ensure the property is rented to the fullest capacity in accordance with the Company Operations Guide and Policies and Procedures Manuals. Responsibilities include, but are not limited to: preparing to show units each morning; answering phones and questions about our property and rental units; showing units; completing leasing paperwork; posting notices; and entering resident information into the system. All employees at the property are responsible for maintaining the safe and clean appearance of our property, grounds, units, laundry facilities, and all common areas.

ESSENTIAL FUNCTIONS:

WORK ENVIRONMENT AND PHYSICAL DEMANDS:

The noise level varies from quiet to moderately loud. The employee will work in an open office environment with frequent background conversations and occasionally, maintenance noise.

While performing the duties of this job, the employee is regularly required to talk, hear, see and type with both hands. The employee frequently is required to sit; stand; walk; bend and twist; use hands to finger, handle or feel; and reach out and overhead with hands and arms. The employee must have the stamina to walk the property multiple times each day including going up and down stairs.

Employee may be required to move small household or office items up to 30 lbs. Must be able to sweep, vacuum, rake, mop and scrub when necessary
