Job summary

Exyte US, Inc. is seeking a seasoned Facilities Maintenance Lead to supervise a 24x7 critical facilities team in Dallas.

You will oversee safety, compliance, and field leadership, coordinate daily maintenance, mentor technicians, and drive reliability across HVAC, electrical, mechanical, and process utilities. You will troubleshoot complex systems, manage CMMS records, and collaborate with operations, EHS, and vendors to ensure uptime and regulatory adherence.

Qualifications

• 5+ years of progressive facilities maintenance experience in critical operations environments.
• Experience coordinating work, troubleshooting building or process utility systems, and mentoring maintenance technicians.
• High school diploma or GED required; associate degree or technical certification preferred.

Responsibilities

• Lead safety and compliance across maintenance activities, ensuring LO TO, permits-to-work, confined space, hot work, PPE, and hazard controls.
• Coordinate daily maintenance tasks, assign priorities, and ensure timely completion of preventive, predictive, corrective, and customer-requested work orders.
• Perform advanced troubleshooting, repair, calibration, and inspection of facility systems to maintain safe, reliable operation.
• Mentor technicians on safe practices, documentation, and site procedures; verify work quality and closeout documentation.
• Use CMMS for work orders, update records, and support PM optimization and asset history accuracy.
• Coordinate field support for vendors and contractors, review maintainability, parts, and PM requirements.

Provides hands‑on maintenance leadership and daily field coordination for the Facilities Department. Supports safe, reliable, and efficient operation of facility systems by performing advanced troubleshooting, coordinating work orders, mentoring maintenance technicians, and ensuring preventive, predictive, and corrective maintenance tasks are completed to quality, safety, and documentation standards.

Operates in a 24x7 mission‑critical facilities environment supporting production, operations, and customer needs, where system uptime, safety, compliance, and service quality are essential. The role serves as a working lead and technical resource for the maintenance team, helping prioritize daily work, resolve complex issues, support shift coverage, and elevate risks or resource needs to supervision or management.

Supports maintenance execution across critical facility systems including specialty gas delivery, chemical delivery, UPW, HVAC, process cooling water, exhaust and abatement, electrical distribution, life safety systems, and associated infrastructure.

Safety & Compliance Leadership

• Promote an incident‑free workplace culture by modeling safe work behaviors and reinforcing compliance with company, client, and regulatory EHS requirements.
• Ensure assigned maintenance work is executed using required LOTO, permit‑to‑work, confined space, hot work, PPE, and hazardous energy control practices.
• Identify hazards, stop unsafe work when necessary, report near misses or incidents, and support corrective actions and field‑level risk mitigation.

Work Coordination & Field Leadership

• Coordinate daily maintenance activities, assign or validate work priorities, and help ensure timely completion of preventive, predictive, corrective, and customer‑requested work orders.
• Provide day‑to‑day technical guidance to facilities technicians, support shift turnover, and communicate work status, risks, delays, and resource needs to supervisors or management.
• Serve as the first point of escalation for complex or unresolved field issues and support effective coordination with operations, engineering, EHS, vendors, and client representatives.

Technical Maintenance Execution

• Perform advanced troubleshooting, repair, adjustment, calibration, and inspection of assigned facility systems and equipment to maintain safe and reliable operation.
• Support maintenance of HVAC, mechanical, electrical, plumbing, controls, process utility, life safety, and specialty systems within approved scope, procedures, and qualifications.
• Respond to equipment alarms, service interruptions, and urgent repair needs while communicating impacts, actions taken, and follow‑up requirements.

Technician Mentoring & Quality Standards

• Train, mentor, and coach technicians on safe work practices, technical standards, troubleshooting methods, documentation expectations, and site procedures.
• Verify job readiness, work quality, housekeeping, tool control, and closeout documentation for assigned or supported maintenance activities.
• Support onboarding, skills development, and consistent execution of best practices across shifts, trades, and facilities service areas.

CMMS, Documentation & Asset Care

• Use the CMMS to review, update, complete, and document work orders accurately, including labor, materials, failure observations, corrective actions, and follow‑up work needs.
• Support PM optimization, equipment history accuracy, spare parts identification, and improvement opportunities that increase reliability, maintainability, and customer satisfaction.
• Assist with inspections, rounds, audits, and asset condition assessments; communicate deficiencies and recommend corrective or preventive actions.

Vendor Support, Projects & Continuous Improvement

• Coordinate field support for vendors and contractors, verify work readiness, support site safety requirements, and communicate quality or schedule concerns to supervision.
• Support facility startup, commissioning, equipment turnover, and project work by reviewing maintainability, documentation, spare parts, and PM requirements.
• Recommend improvements to work practices, response processes, asset reliability, energy efficiency, housekeeping, and customer service delivery.

Requirements:

• 5+ years of progressive facilities maintenance experience in semiconductor, pharmaceutical, data center, industrial, commercial, or other critical operations environments, including demonstrated experience coordinating work, troubleshooting building or process utility systems, and mentoring maintenance technicians. Prior lead maintenance technician, senior maintenance technician, or shift lead experience preferred.
• High school diploma or GED required. Associate degree, technical diploma, apprenticeship, or equivalent trade certification in HVAC, electrical, mechanical, industrial maintenance, facilities management, or a related technical field preferred.

Licenses, Certificates or Similar (if applicable)

• Preferred or site‑dependent: EPA 608, OSHA 10/30, electrical safety or NFPA 70E training, LOTO authorized employee, confined space, hot work, forklift or aerial lift certification, BAS/controls training, CMRP, or other applicable trade licenses/certifications.
