Job summary

Ashton North LLC is seeking a Lead Multifamily Superintendent for a traveling role to oversee on-site operations on large garden-style and podium-wrap multifamily developments. The position demands hands-on leadership, coordination of subcontractors, and strict adherence to schedule and budget.

The role requires 8+ years of relevant experience, with preference for cast-in-place or precast garage exposure. Travel to project sites will be frequent as part of project delivery.

Qualifications

• 8+ years leading Garden or Podium Wrap multifamily projects from start to finish.
• Experience with cast-in-place and/or precast garage construction preferred.
• Proven ability to manage large sites within schedule, budget, safety, and client satisfaction.
• Strong leadership and coordination across site staff and subcontractors.

Responsibilities

• Oversee daily on-site operations, project staff, and subcontractors.
• Plan, direct, and coordinate activities to meet time and budget goals.
• Negotiate changes with subcontractors and ensure policy compliance.
• Coordinate project activities with company personnel and review status reports.
• Provide technical guidance to project staff and resolve problems.
• Manage safety, resources, budget, scheduling, and quality control.
• Review and approve purchase orders, pay estimates, and invoices.
• Attend status meetings and support estimating/bid processes.
• Travel as required to meetings and site visits.

Lead Multifamily Superintendent (Travelling Position)

Salary Range: ~$130-140,000/year salary ( Bonus + Benefits in addition)

Project Size: $40+ Million Garden Style Apartment with Duplex development.

Position Summary

The Superintendent will manage daily operations onsite including the project staff and subcontractors. Plans, directs, and coordinates activities of designated project to ensure that goals or objectives of project are accomplished within prescribed time frame and budget parameters by performing the following duties personally or through subordinate supervisors.

Key Responsibilities

• Must have 8+ years of experience leading the process in building Garden or Podium Wrap type projects, from start up through completion.
• Preferred experience also with cast-in-place and precast garage construction is preferred
• Proven experience on running large sites and successful completion of schedule, budget, client satisfaction and safety.

Additional Responsibilities

• Work with other staff members to negotiate any changes with subcontractors
• Ensures compliance with company policies and safety procedures as well as contract plans and specifications
• Coordinate or assist with coordination of project activities with Company personnel
• Reviews status reports and modifies schedules or plans as required for review
• Meets with project personnel to discuss &provide technical advice and to resolve problems
• Responsible for and assisting with the overall direction, coordination, and evaluation or the project: including safety, resources, performance, budget, scheduling, equipment management, quality, and risk analysis
• Manages the process to ensure that documented commitments made in the developmental phases of a project are implemented at the proper time
• Reviews and approves vendor pay estimates, material requests and invoices
• Draft, review and approve works and purchase / changeorders
• Attends & directs project status meetings and assists in problem solving efforts
• Work with and be part of the estimating/bid process during project procurement phase
• Assume additional responsibilities as directed by division and corporate management. Travel as required to attend, but not limited to, meetings, site visits, training, etc.
