Job summary

Capstone Management is seeking an apartment maintenance professional to handle service requests and preventive maintenance. You will diagnose defects, repair according to safety codes, and contribute to make-ready tasks for vacants with inspections and punch lists.

The role requires HVAC and EPA certifications, a valid driver’s license, and a willingness to work flexible hours. You will help maintain grounds and common areas while documenting work orders and inventory.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing defects and making repairs per policy and code.
• Completes the make-ready process for vacant apartments, conducts pre-move-out inspections, creates punch lists, and schedules vendors as needed.
• Follows procedures to obtain materials from maintenance; tracks inventory and notifies supervisor of re-ordering needs.
• Completes documentation and paperwork to document and track service requests.
• Maintains grounds and common areas; performs cleaning, painting curbs and signage, and assists with pool areas.
• Supports cost-saving by repairing parts instead of replacing when feasible; uses tools properly.
• Performs preventative maintenance and is willing to work flexible hours and on-call.
• Promotes a positive image of Capstone Management.

Job description

o Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

o Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

o Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.

o Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.

o Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed.

o Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

o Perform Preventative Maintenance

o Willing to work a flexible schedule and on-call
