Job summary

JLL is seeking a Lead Operating Engineer in Taylor, MI to lead the operation, inspection, and maintenance of mechanical, HVAC, electrical and plumbing systems with minimal supervision.

This role offers on-site work, a daytime schedule with rotating on-call, and opportunities to train and supervise the Engineering team while ensuring safety and reliability across building systems.

Qualifications

• 3-5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.

Responsibilities

• Complete assigned tasks including painting, pressure washing, lighting maintenance, plumbing, HVAC systems, water treatment, locksmith work and general maintenance.
• Assist in supervising and implementing the preventative maintenance program.
• Maintain work order system (CMMS) daily and handle tenant service requests.
• Assist in providing training and supervision to expand Engineering team capabilities.
• Support on-call or emergency response situations as needed.
• Troubleshoot building systems, including electrical, DDC and pneumatic controls.
• Comply with safety procedures and participate in ongoing training programs.
• Other projects and tasks as assigned.

Lead Operating Engineer

What this job involves:

Develop your engineering career at JLL!

The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This role may include assisting the Chief Engineer with providing direction to the team.

Schedule: 8:00am - 5:00pm, Monday through Friday + rotating on-call (1 week on call every 4 weeks)

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by licensing requirements)

• Assist in supervising and implementing the preventative maintenance program

• Maintain work order system (CMMS) daily and complete any tenant service requests

• Assist in providing training and supervision aimed at expanding the capabilities of Engineering team

• Support on-call or emergency response situations (if applicable)

• Troubleshoot all building systems, including electrical, DDC and pneumatic controls

• Comply with all safety procedures

• Participate in ongoing technical, safety, and operational process training programs

• Other projects and tasks to be assigned

Required qualifications:

• 3-5 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry

• Trade school education, union training, military service or college is desirable

• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)

• Low Pressure Boiler Operator license required

• 3rd Class Refrigeration License required.

• Leadership/supervisory experience

• Experience using Microsoft Office (Word, Outlook, Excel, Teams)

• Ability to lift up to 50 lbs

• Comfort using ladders up to 30 feet tall

• Ability to frequently climb, bend, knee l, lift and/or drive

• Strong customer service skills
