Job summary

Olympus Property in Odessa, TX, is seeking a Lead Maintenance Technician (Maintenance Supervisor) to oversee day-to-day maintenance across the community, ensure property standards, and manage turn-key work with staff and outside contractors.

The role requires at least 3 years in apartment maintenance/supervision, EPA/HVAC certification, and the ability to prioritize work orders in a fast-paced environment while delivering outstanding service to residents and teams.

Qualifications

• Minimum of 3 years in apartment maintenance and/or apartment maintenance supervisor role.
• EPA/HVAC certified.
• On-call availability.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry and general maintenance.
• Organized, dependable and proactive with ability to prioritize work orders and oversee make-ready schedules.
• Strong sense of urgency and ability to work in a fast-paced environment.
• Commitment to outstanding service to residents and team members.

Responsibilities

• Oversee day-to-day maintenance operations of the community and achieve property maintenance goals.
• Schedule maintenance staff workloads (daily, weekly, monthly) and coordinate with third-party contractors.
• Inspect property regularly and ensure required maintenance and repairs are completed.
• Manage inventory of tools, parts, and supplies; maintain shop areas.
• Collaborate with office staff and Business Manager to prepare show units and move-in ready vacancies.

The Lead Maintenance Technician (Maintenance Supervisor) oversees the day-to-day maintenance operations of the apartment community and achieving property maintenance goals.

Your focus is ensuring that the apartments, common areas and grounds are properly maintained, managing turn-key operations and scheduling and leading repair/renovation work of both maintenance employees and outside contractors.

Your Purpose & General Responsibilities:

• Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations
• Regular inspection of property to ensure required maintenance and repairs are completed
• Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
• Scheduling maintenance members their daily, weekly, and monthly forecasted workloads
• Communication and contracting with third-party supplier partners
• Monitoring and tracking service requests
• Performing preventative maintenance work and turn-key operations
• Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized
• Completing monthly, quarterly, and yearly property inspections
• Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas
• Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems
• Adhere to property policies and inspecting of property safety and security
• Develop service team; hire service team members
• Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete
• Utilize software systems to track reports, inventory, and completed action items

Essential Needs for Sedona Ranch:

• Available Full-time, Monday – Friday from 9 AM – 5 PM (hours may vary slightly)
• Minimum of 3 years in an apartment Maintenance and/or apartment Maintenance Supervisor role
• EPA/HVAC certified
• On-call
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance
• Organized, dependable, and proactive, with the ability to prioritize work orders, oversee make-ready schedules, maintain property standard
• Strong sense of urgency are essential
• Someone who thrives in a fast-paced environment, takes ownership of their responsibilities, follows through on commitments, and is committed to providing outstanding service to both residents and team member

Initial pay range (based on location, experience, etc.): $27 - $30/per hour
