Job summary

Olympus Property is seeking a Lead Maintenance Technician (Maintenance Supervisor) to oversee the day-to-day maintenance operations of the apartment community and achieve property maintenance goals.

Your focus is on keeping apartments, common areas, and grounds properly maintained, managing turn-key operations and leading repair/renovation work of maintenance staff and outside contractors.

Qualifications

• Minimum 3 years of maintenance or apartment maintenance supervision experience.
• EPA/HVAC certification required.
• Available full-time, Monday–Friday 9 AM–5 PM (hours may vary).
• On-call availability for emergencies as needed.
• Experience coordinating repairs, managing supplies and supervising staff.

Responsibilities

• Oversees day-to-day maintenance operations and achieves property maintenance goals.
• Manage turn-key operations and schedule/lead repair and renovation work by staff and contractors.
• Regularly inspect property to ensure maintenance and repairs are completed.
• Order, purchase, and maintain inventories of tools, parts, and supplies.
• Schedule workloads for maintenance team and coordinate with third-party suppliers.
• Monitor service requests and perform preventative maintenance.
• Keep shop areas neat, stocked, and organized and ensure safety compliance.
• Complete monthly, quarterly, and yearly property inspections and coordinate repairs to structural, mechanical, electrical, and HVAC systems.
• Ensure show units and vacant units are move-in ready; work with staff and Business Manager.
• Utilize software to track reports, inventory, and completed actions.

Your focus is ensuring that the apartments, common areas and grounds are properly maintained, managing turn-key operations and scheduling and leading repair/renovation work of both maintenance employees and outside contractors.

• Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations
• Regular inspection of property to ensure required maintenance and repairs are completed
• Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
• Scheduling maintenance members their daily, weekly, and monthly forecasted workloads
• Communication and contracting with third-party supplier partners
• Monitoring and tracking service requests
• Performing preventative maintenance work and turn-key operations
• Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized
• Completing monthly, quarterly, and yearly property inspections
• Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas
• Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems
• Adhere to property policies and inspecting of property safety and security
• Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete
• Utilize software systems to track reports, inventory, and completed action items

Essential Needs for Olympus Pinegrove:

• Available Full-time, Monday – Friday from 9 AM – 5 PM (hours may vary slightly)
• Minimum of 3 years in an residential/commercial/apartment Maintenance and/or apartment Maintenance Supervisor role

Initial pay range (based on location, experience, etc.): $39.75/per hour
