Job summary

Laramar in Williamsburg, VA is seeking a Maintenance Technician to perform repairs, maintenance, and safety checks on our properties. You’ll be the main point of contact for on-site teams, tenants, and vendors, delivering high-quality service with a focus on efficiency and safety.

Responsibilities include responding to problems, maintaining HVAC, plumbing, electrical systems, and completing tasks to our standards.

Qualifications

• High school diploma or GED required.
• 1 year Maintenance Technician experience preferred.
• Management or leadership experience preferred.
• Able to read, write, and perform basic math.
• Must have a valid non-expired driver’s license.

Responsibilities

• Be the main point of contact between supervisory, management, tenants, and maintenance team.
• Lead and perform all aspects of the maintenance team with professionalism.
• Provide high-quality customer service at all times.
• Work alone or in a team with professionalism and efficiency.
• Respond to problems and perform repairs (appliances, HVAC, electrical, plumbing).
• Adhere to OSHA standards and safety programs.
• Coordinate with Maintenance Manager to maintain clean work areas and budgets.
• Ensure premises are presentable and safe for operations.
• Maintain positive attitude and work ethic.

RESPONSIBILITIES:

• Be the main point of contact between supervisory, management, tenants, and the maintenance team.
• Demonstrate an ability to lead and perform all aspects of the maintenance team at a high level.
• Always demonstrate quality customer service.
• Work alone and or in a team with professionalism and efficiency.
• Respond to problems and find solutions to any repairs needed in on the premises including: installation of appliances, HVAC, electrical, and others in a timely manner.
• Ensure adherence to OSHA standards as well as the company's safety and hazard communications programs, policies, and procedures.
• Work with Maintenance Manager/ supervisor to ensure a clean work station, follow budget guidelines, maintain preventative maintenance, and complete all assigned tasks up to company standards.
• Work with the service team to ensure the premises is presentable and safe for operations.
• Demonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productive.

QUALIFICATIONS:

• High school diploma or GED equivalent is required
• 1year Maintenance Technician experience is preferred
• Management or leadership experience preferred.
• Able to read, write, and perform basic mathematics without assistance.
• Previous Maintenance Technician experience is preferred.
• Able to lift over 50 lbs consistently throughout an 8-12hour work day.
• Exceptional attention to detail.
• Excellent verbal and written communication skills.
• Must have a valid non-expired drivers license.
• Strong knowledge of HVAC, small vehicle, and structural maintenance including but not limited to:
• Drainage pipes
• Gutters
• Sidewalk repair
• Fountain repair
• Basic to advanced plumbing
• Basic to advanced electrical
• Wallpapers and painting
• Ability to work any day of the week, 52 weeks a year, overtime if necessary.
• Ability to travel to additional safety or instructional courses off the premises.
• Remain on call after hours if necessary.
• Must have reliable transportation
