Responsibilities

• Oversee day-to-day operations of the property, focusing on resident satisfaction and retention.
• Analyze financial statements and prepare clear reports.
• Approve and prepare lease-related paperwork timely and accurately.
• Maintain property knowledge through tours and surveys; prepare marketing reports.
• Communicate effectively with residents, staff, vendors, and supervisors in writing and verbally.
• Aim to maximize net operating income via cost control, revenue strategies, and delinquency management.
• Ensure compliance with state, federal, and local laws and safety regulations.
• Perform daily maintenance, plumbing/electrical work, and HVAC servicing.
• Coordinate preventive maintenance and manage work orders to keep property assets in good order.
• Prepare vacant units for new tenants promptly.
• Maintain grounds and common areas, monitor building systems, and report unsafe conditions.

POSITION SUMMARY

We are seeking a full-time Maintenance Technician for one of our properties in Fort Worth, TX. We are looking for someone that is proactive, self-motivated, reliable, honest and takes great pride in their work and job performance. All candidates should have previous experience in landscaping, painting, apartment turnover maintenance and must possess current HVAC.

Schedule

Monday-Friday, 8-hour shift, with weekend availability, on-call, and possible overtime.

Responsibilities include but are not limited to

• Manage the day-to-day operations of the property including resident satisfaction, retention, and fullresident lifecycle activities.
• Understand, analyze, and evaluate financial statements and write reports in a clear, concise form.
• Oversee, approve, and prepare all lease-related paperwork in an accurate and timely manner.
• Maintain thorough product knowledge of property and that of major competition through site tours/visitsand telephone surveys. Prepare marketing reports as required.
• Clearly and effectively communicate with residents, other employees, vendors, and supervisors in writtenand verbal form.
• Achieve the highest possible net operating income through the implementation of effective cost control,revenue maximization, and delinquency management program.
• Take reasonable efforts to see that property complies with all state, federal, and local laws, rules, andregulations applicable to the business.
• Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
• Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.
• Prepare vacant units for new tenants in a timely manner.

• Troubleshooting all work orders, maintaining/cleaning grounds and common areas.
• Monitor and constantly inspect building systems, fire, electrical, security, elevators, etc. Report all unsafeareas to Lead Maintenance.
• Maintain a workplace that adheres to OSHA and all safety standards.
• Maintain flammable and hazardous materials in a safe and secure area.
• Assist with a preventive maintenance program for all building interiors and exteriors including pools, and fitness equipment. HVAC systems, lighting, etc.
• Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner.
• Maintain proper inventory of all tools and supplies needed.
• Ensure all physical aspects of the building, grounds and amenities meet the Company’s standard for cleanliness, appearance, safety, and overall functionality.
• Additional duties as assigned.

• HVAC Certified

• Bilingual preferred

Education & Experience

• High school diploma, GED, or equivalent work experience; relevant experience and HVAC knowledge preferred.
