Job summary

AvalonBay Communities, Inc. is seeking a Lead Maintenance Technician to supervise the maintenance team and ensure safety, comfort, and functionality across properties. You will lead diagnostics, repairs, and preventive maintenance, while supporting resident experience and on-call rotations.

Qualifications

  • 3+ years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
  • HVAC certification (CFC) required or willingness to obtain certification.
  • Valid driver’s license.
  • On-call schedule rotation required monthly.
  • Excellent communication skills for interacting with associates and residents.
  • Familiarity with PPE, SDS, and chemical handling.

Responsibilities

  • Diagnose and repair HVAC, electrical, plumbing, and general maintenance problems.
  • Assist with creating and organizing work orders and maintenance tasks.
  • Complete assigned work orders and repairs to company standards in a timely manner.
  • Ensure vacant apartments and garages are rent-ready with turnkey work (cleaning, repairs, painting).
  • Train, mentor, and oversee Maintenance Technicians I and II.
  • Conduct apartment preventive maintenance (PM).
  • Inspect community grounds and buildings daily for maintenance needs.
  • Maintain a safe, incident-free work culture following AVB policies.

Role

The Lead Maintenance Technician leads the maintenance team, ensuring the safety, comfort, and functionality of our properties while enhancing residents’ living experience.

Responsibilities

Key duties include diagnosis and repair of HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems. The role also involves work order management, rent‑ready turn‑key work, team training, preventive maintenance, daily inspections, safety compliance, and hot‑work operations.

  • Diagnose and repair HVAC, electrical, plumbing, and general maintenance problems.
  • Assist with creating and organizing work orders and general maintenance tasks.
  • Complete assigned work orders and repairs consistent with company standards and in a timely manner.
  • Ensure vacant apartments and garages are rent‑ready, performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other necessary repairs.
  • Train, mentor, and oversee the work of Maintenance Technicians I and II.
  • Conduct apartment preventive maintenance (PM).
  • Inspect community grounds and buildings daily for maintenance needs.
  • Maintain an incident and injury‑free safety culture by following all AVB safety policies and procedures.
  • Perform hot works (brazing, soldering, welding) within AVB standards.
Qualifications
  • 3+ years of maintenance experience, including HVAC, plumbing, electrical, and general maintenance repair work.
  • Valid driver’s license.
  • HVAC certification (CFC) required or willingness to obtain certification.
  • Ability to work on an on‑call schedule in rotation with the team each month.
  • Excellent communication skills for interacting with associates and residents.
  • Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and Emergency policies.
  • Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), and proper chemical handling.
  • Knowledge of Personal Protective Equipment (PPE) and proper usage.
  • Basic understanding of emergency system shutdowns, locations, and operation sequence.
  • Knowledge of paint types and painting tools.
