Vivmark Residential in Roseland, NJ seeks a Lead Maintenance Technician to oversee complex maintenance tasks across HVAC, electrical, plumbing, and more. 40 hours weekly, on-site role focused on delivering top-tier resident experiences.

You must mentor and supervise junior technicians, conduct preventive maintenance, and ensure properties are ready for occupancy while upholding safety standards and operational excellence.

Qualifications

3+ years of maintenance experience including HVAC, plumbing and electrical work.
Valid driver’s license and ability to work on-call rotating schedule.
HVAC (CFC) certifications or willingness to learn.
Ability to read policies, SDS, and safety procedures.
Strong communication with team and residents.

Responsibilities

Diagnose and repair HVAC, electrical, plumbing, appliances, and related systems.
Organize and complete work orders promptly per standards.
Ensure vacant units are rent-ready with turnkey repairs.
Train and supervise Maintenance Technicians I and II.
Perform preventative maintenance and safety inspections.
Inspect grounds/buildings daily for maintenance needs.
Maintain safety culture and follow all Vivmark policies.
Perform hot works (brazing, soldering, welding) per standards.

Responsibilities

Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
Train, mentors and oversees work/projects of Maintenance Technicians I and IIs.
Conduct apartment Preventative Maintenance (PM).
Inspect community s grounds and buildings on a daily basis to identify maintenance needs.
Maintain Incident and Injury Free safety culture by following all Vivmark safety policies and procedures
Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark Standards.

As a Lead Maintenance Technician, you will also be eligible for extra benefits such as discounted housing where available and cell phone reimbursement.

You Have

3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
A valid driver's license.
HVAC (CFC certifications required or willingness/desire to learn)
Ability to accommodate an on-call schedule in rotation with the team each month.
Ability to communicate with our team members and residents in order to provide customer service.
Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
Demonstrates knowledge of paint types and paint tools.
