Job summary

Main Street Renewal is seeking experienced Maintenance Technicians to perform daily repair tasks across multi-family and single-family properties. You will handle plumbing, electrical, carpentry, and general maintenance, ensuring timely completion and quality service to residents.

Ideal candidates bring 4+ years of maintenance experience, strong customer-service skills, and the ability to multitask in a fast-paced field environment. Travel among metro-area properties is expected.

Qualifications

  • High school diploma required.
  • Service-minded approach to all aspects of the job.
  • 4+ years of prior maintenance experience; minimum of 1 year in maintenance with single-family or multi-family property management.
  • Vocational/technical school and/or college considered a plus.
  • Knowledge of building and property management codes.
  • Knowledge of electrical, plumbing, carpentry, lock/key, and general household repairs.
  • One or more of HVAC, plumbing, or electrical certification preferred.
  • Ability to calm and diffuse escalated customer complaints/issues.
  • Excellent follow-up and organizational skills.
  • Must have a current and valid driver’s license as you will be operating a company vehicle.
  • Must be at least 21 years old.
  • Must be able to multi-task in a fast-paced work environment.

Responsibilities

  • Review the calendar each day for assigned work orders to be completed, gather all requested repair information, ensure supplies are available, and manage daily tasks across the team.
  • Ensure all team members and the Lead are assigned and complete a minimum of five work orders per day.
  • Close out all work orders in a timely manner and address any outliers.
  • Schedule daily tasks and communicate with residents regarding expected arrival times.
  • Complete all requested property maintenance within SLA turnaround times and scope.
  • Document all completed work by taking before and after photos.
  • Coach, train, guide, and hold accountable all team members to ensure success of the team and branch.
  • Onboard new technicians and train existing technicians to improve skills and productivity.
  • Track supplies and tool usage for restocking and servicing.
  • Perform rekeying of properties and other specific repair or securing work as part of property condition management.
  • Contribute to a positive move-in experience and perform pre-move-in audits/repairs.

Responsibilities
  • Review the calendar each day for assigned work orders to be completed, gather all requested repair information, ensure supplies are available, and manage daily tasks across the team.

  • Complete all requested property maintenance within Main Street Renewal service level agreement (SLA) turnaround times and scope, including property walks, plumbing, electrical, mechanical, HVAC, carpentry, and external repairs to assets.
  • Document all completed work by taking before and after photos.
  • Coach, train, guide, and hold accountable all team members (Maintenance Technician I and II) to ensure the success of the overall team and branch, including supervising team goals and productivity.
  • Communicate with the Austin Support Center and the Maintenance Technician Supervisor, Manager, or Area Manager regarding the status of open work orders and whether SLA timelines will be met.
  • Onboard new technicians and train existing technicians to improve skills and productivity.
  • Track supplies and tool usage for restocking and servicing.
  • Be comfortable and knowledgeable with technology and systems, with the expectation to continually learn, adapt, and grow; the ability to train on all systems.
  • Perform rekeying of properties and other specific repair or securing work as part of property condition management.
  • Contribute to a positive move-in experience and perform exceptional pre-move-in audits/repairs prior to new move-ins.
  • Demonstrate wide-ranging knowledge of plumbing, electrical, and carpentry; develop and grow, and, if certified in one or more trades, perform work internally leveraging system knowledge.
  • Provide exceptional customer service to MS Renewal residents.
  • Maintain vendor relationships and a fundamental understanding of the business.
  • Learn all aspects of the Maintenance Technician position and continue to grow to the next level within the company.
  • Other duties as assigned.

Typical workdays are Monday through Friday. Occasional evening and weekend work may be required as job duties demand.
