Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Edgewater, NJ to ensure safety, comfort, and functionality across our apartment communities. You will diagnose and repair HVAC, electrical, plumbing, and major appliances and manage timely service requests with high-quality workmanship.

You will supervise Maintenance Technicians I and II, perform preventive maintenance, prep vacant homes for occupancy, and uphold a strong safety culture.

Qualifications

• 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
• HVAC (CFC certifications required or willingness/desire to learn).
• Ability to read and understand policies and procedures and safety data sheets.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, and safety systems.
• Assist with creating and organizing work orders and general maintenance tasks.
• Complete assigned work orders and repairs in a timely manner.
• Ensure vacant apartment homes and car garages are rent-ready promptly.
• Train, mentor and oversee Maintenance Technicians I and II.
• Conduct apartment preventive maintenance and daily inspections of grounds and buildings.

The Lead Maintenance Technician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.This includes but is not limited to:Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.Assist with creating and/or organizing work orders and general maintenance tasks.
