Job summary

Vivmark Residential is seeking a Lead Maintenance Technician to ensure safety, comfort, and functionality across our properties. You will diagnose and repair HVAC, electrical, plumbing, and appliances, while mentoring Maintenance Techs and managing timely work orders to keep units ready for occupancy.

The role emphasizes safety, preventative maintenance, and strong communication with residents and team members. On-call rotations and a valid driver’s license are required.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, and electrical repair.
• Valid driver’s license and ability to respond to on-call rotations.
• HVAC (CFC) certification or willingness to learn.
• Ability to communicate with team and residents.
• Familiar with policies/procedures incl. Key Control, Turnover and Maintenance Emergency policies.
• Knowledge of SDS, PPE, and chemical handling.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry and safety systems.
• Manage and organize work orders; complete repairs per standards.
• Ensure vacant units and garages are rent-ready with turnkey work.
• Train and supervise Maintenance Techs I/II.
• Perform preventative maintenance on community grounds and facilities.
• Lead safety culture and respond to maintenance emergencies as needed.

As a Lead Maintenance Technician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents' living experiences. The Lead Maintenance Technician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.

This Includes But Is Not Limited To

• Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
• Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
• Trains, mentors and oversees work/projects of Maintenance Technicians I and IIs.
• Conduct apartment Preventative Maintenance (PM).
• Inspect community s grounds and buildings on a daily basis to identify maintenance needs.
• Maintain Incident and Injury Free safety culture by following all Vivmark's safety policies and procedures
• Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark's Standards.

As a Lead Maintenance Technician, you will also be eligible for extra benefits such as discounted housing where available and cell phone reimbursement.

You Have

• 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
• A valid driver's license.
• HVAC (CFC certifications required or willingness/desire to learn).
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
