Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor for a multi-family community in Chicago. You will lead maintenance staff, manage service requests, and coordinate with vendors to ensure timely, high-quality upkeep of the property.

The role requires strong leadership, 5+ years in maintenance, and proficiency across electrical, plumbing, HVAC, carpentry and related trades. On-call and after-hours work are required.

Qualifications

• Minimum of 5 years’ maintenance experience; property management preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding and diagnosing in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication with management, partners, subordinates, vendors or residents.
• Expert skills with small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Basic computer skills (mobile device and PC).
• Ability to operate a motor vehicle (valid license).
• On-call availability for emergency calls and off-hours overtime.

Responsibilities

• Plan, schedule, and supervise maintenance staff in daily activities: maintenance, installation, repairs, service requests, turns, and common-area cleaning.
• Hire, train, and develop maintenance staff; ensure safety policies are applied.
• Communicate effectively within the team; motivate staff and convey expectations and goals.
• Lead safety and department meetings with staff; participate in regional meetings and events.
• Conduct regular safety inspections and train staff on handling chemicals, supplies and equipment.
• Coordinate with vendors/contractors for installation, maintenance, and repair work.
• Apply preventive care, inspections, and timely repairs to protect long-term asset condition.
• Maintain department budget; negotiate bids and ensure cost-effective purchasing.
