Job summary

Cushman & Wakefield is seeking a Lead Building Technician to oversee maintenance and repairs for commercial properties. You will troubleshoot HVAC, electrical, mechanical, plumbing systems and supervise a small crew to ensure safe, reliable building operations.

The role requires at least 5 years of property maintenance experience, EPA licensing, and strong computer skills. On-site day shift with potential overtime and on-call responsibilities. Valid driver’s license a must.

Qualifications

  • Technical, vocational, or on-the-job training in HVAC, electrical, mechanical, building construction, or plumbing.
  • 5+ years of related experience in a property maintenance setting.
  • 1+ years of related experience with team management/leadership.
  • Possess and maintain a valid driver's license and good driving record.
  • Basic computing skills in Outlook, Excel, and Word.
  • Current possession of EPA licensing or ability to become registered.
  • High school diploma or GED equivalent.

Responsibilities

  • Assist with troubleshooting and repairs of buildings and installed systems including HVAC, plumbing, and equipment.
  • Lead a small crew (1-4 team members) with training and workflow management.
  • Assist with installation and modification of building equipment and systems.
  • Review, create, and maintain work orders in the CMMS and related paperwork.
  • Interact with purchase orders and related paper flow.
  • Maintain finishes and grounds as required; assist with safety and compliance activities.
  • Work with outside contractors/vendors from sourcing to completion.

Position Summary

Responsible for assisting with operational & preventative maintenance, troubleshooting, diagnostics, housekeeping, and repairs on commercial/industrial buildings, industrial systems, grounds, and maintenance equipment for assigned properties/facilities

Experience & Education Requirements
  • Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, building construction, & plumbing
  • 5+ years of related experience in a property maintenance setting
  • 1+ years of related experience with team management/leadership
  • Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks
  • Basic computing skills in Outlook, Excel, and Word
  • Current possession of EPA licensing or ability to become registered
  • High school diploma or GED equivalent

Essential Functions & Responsibilities
  • Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems among others
  • This position requires HVAC repair & mechanical troubleshooting skills
  • Assist with local leadership of a small crew (1-4 team members) including training and work flow management activities among others
  • Assist with installation and modification of building equipment and systems
  • Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system
  • Ability to create & interact with a purchase order system along with associated paperwork
  • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
  • This position benefits from experience and/or certification on aerial & man-lifts
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance
  • Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment
  • Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
  • Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
  • Respond immediately to emergency situations and customer service requests as assigned, including a potential rotating on-call schedule
  • Ability to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc.
  • Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
  • Complete all required safety training as scheduled monthly/annually
  • Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
Work Environment

This maintenance job operates in a professional office environment as well as industrial/warehouse type environments both indoors and outside. This role routinely uses both maintenance tools and standard office equipment such as computers, phones, and printers.

May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to: utilize ladders and other lifting equipment to work at heights part of the time, perform work outside year-round, communicate with others and exchange accurate information, operate a computer and other office productivity machinery, move about the workplace, remain in a stationary position for less than 10% of the time, easily lift 50lbs., and extend hands and arms in any direction.

The compensation for the position is: $38.25 - $45.00
